Late last month, YIMBY reported that piling work was underway at the site of HFZ Capital Group’s two-towered, 35- and 25-story, mixed-use project at 76 11th Avenue in southern Chelsea. The developer had been considering whether to construct a hotel or office space within the project’s commercial component; now it has been revealed that a five-star, 137-key Six Senses Hotels Resorts Spas is planned. The hotel portion will be located in the 25-story eastern tower and will feature a spa. It will be the Bangkok-based hotel operator’s first location in the United States.
Brooklyn-based Southside Units has filed applications for a four-story, eight-unit residential building at 99 North 4th Street in North Williamsburg, three blocks from the East River. The project will measure 6,500 square feet and its residential units should average 813 square feet apiece. The structure will stand at 70 feet high but look like a seven-story building, thanks to three mezzanine levels that will contain additional residential space. Diego B. Aguilera’s Rego Park-based architecture firm is the architect of record. The 24-foot-wide, 2,408-square-foot site is currently occupied by a three-story townhouse. Demolition permits have not been filed.
Construction is now four stories above street level at 1930 Bedford Avenue in Prospect Lefferts Gardens, where a seven-story, 38-unit mixed-use project is under development. There will be 7,441 square feet of medical offices on the cellar through second floors, followed by the residential units, which should average 810 square feet apiece and are likely to be rentals. Nik Lavrinoff is the developer and Z Architecture is the architect. Completion is expected in 2017.
A rendering has been revealed of the planned 15-story, 113-unit mixed-use building at 87 Newkirk Street, in the Journal Square section of Jersey City. The project will measure 129,500 square feet in total, featuring 5,000 square feet of ground-floor retail space, followed by 21,500 square feet of co-working space on the second and third floors. The residential units above will be rental apartments configured in studios and co-living suites with multiple bedrooms.
An anonymous Long Island City-based LLC has filed applications for a seven-story, 12-unit residential building at 30-48 Crescent Street in Astoria. The project will measure 15,078 square feet and its residential units should average 1,010 square feet, indicative of condominiums. Amenities include off-street parking for six cars, laundry facilities, and a rooftop terrace. Long Island City-based GKA Design Group is the architect of record. The 26-foot-tall, 4,901-square-foot lot was occupied by a two-story house until that was demolished earlier this year. The 30th Avenue stop on the N and Q trains is located four blocks away.
