Reveal For Six-Story, 10-Unit Mixed-Use Building At 349 Kent Avenue, Williamsburg

Earlier this year, YIMBY reported on filings for a six-story, 10-unit mixed-use building at 349 Kent Avenue, in western Williamsburg, located a block in from the East River. Brooklyn-based Workshop Design + Architecture has released renderings of the project, which will measure 15,300 square feet in total, although 8,723 square feet will count towards zoning. Two retail units will split 923 square feet of commercial space on the ground floor, and the residential units above will average 780 square feet apiece. Eugene Buchinger, operating as an anonymous LLC, is the developer. The site’s former two-story building was demolished earlier this year, and now that permits are approved, excavation is likely imminent.


14-45 31st Avenue

Five-Story, 18-Unit Residential Building Filed At 14-45 31st Avenue, Astoria

Theodore Spyronassis, doing business as an Astoria-based LLC, has filed applications for a five-story, 18-unit residential building at 14-45 31st Avenue, in western Astoria. The project – located three blocks in from the East River – will measure 14,552 square feet, which means units will average 808 square feet each. Emmanuel Katerinis’ Astoria-based EJK Engineering is the applicant of record. Demolition of the site’s two-story brick predecessor wrapped up over the last few weeks.


101 Morningside Avenue

Reveal For 11-Story, 22-Unit Mixed-Use Building At 101 Morningside Avenue, Harlem

Back in 2014, YIMBY reported on applications for an 11-story, 22-unit mixed-use building at 101 Morningside Avenue, in Harlem between West 123rd and 124th Streets. Then earlier this year, Azimuth Development Group landed a $20 million construction loan for the project. Per Harlem+Bespoke, an on-site rendering has been posted of the 44,062 square-foot building, which is being designed by Aufgang Architects. The residential units will average 1,650 square feet apiece and will be condominiums. On the cellar and ground levels, St. Luke Baptist Church will occupy 7,761 square feet of space. The vacant four-story building at 101 Morningside still has to be demolished. Two old townhouses at 369-371 West 123rd Street were demolished this past year, although the building at no. 373 will remain untouched. Completion is expected in late 2017.

Five-Story, 21-Unit Residential Project Filed At 25-53 38th Street, Astoria

Long Island City-based United Air Conditioning, an engineering and utility company, has filed applications for a five-story, 21-unit residential building at 25-53 38th Street, in central Astoria, located nine blocks from the 30th Avenue stop on the N and Q trains. The structure will measure 14,263 square feet in total, which means units will average a rental-sized 679 square feet apiece. New Jersey-based T.F. Cusanelli and Filletti Architects is the applicant of record. The assemblage consists of two small townhouses and permits have not been filed yet to knock them down.


567 Marcy Avenue

Nine Two-Family Detached Houses Planned At 567 Marcy Avenue, Woodrow, Staten Island

Staten Island-based Venmar Properties has filed applications for nine detached, two-family residential buildings at 567-591 Marcy Avenue and 75-79 Venus Place, in Woodrow, located on Staten Island’s southern end. The development site is a vacant stretch of Marcy Avenue between Woodrow Road and Venus Place, and each three-story house will measure an average 2,648 square feet. As you would expect, the units will be family-sized, with one unit located on the ground floor and the second taking up the upper two levels in each house. Staten Island-based Calvanico Associates is the architect of record.
