Reveal for 560-580 Marin Boulevard, Jersey City

Jersey City’s ongoing boom will give its skyline new tallest towers along the waterfront, and eventually out in Journal Square as well. While those projects may be the most high-profile, a collection of other skyscrapers are rising in tandem across the rest of the city, and now, Jersey is set to get its own architectural equivalent of Manhattan’s Silver Towers, as proposed for 560-580 Marin Boulevard. According to Jersey Digs, the project will have 750 apartments, as well as 240,000 square feet of non-residential square footage, alongside a 1,098-space parking garage. The proposal has already received most of its necessary approvals, and the site is currently occupied by parking lots and a four-story warehouse, which will soon be demolished.

217 West 57th Street, aka Central Park Tower, Gets Its First Glass

The development boom that began to envelope the 57th Street corridor with One57’s rise is finally at peak frenzy. 220 Central Park South is nearing completion, 111 West 57th Street is being clad in its terra cotta and bronze facade, and the future 1,550-foot-tall 217 West 57th Street, aka Central Park Tower, is also seeing its exterior falling into place.

The blocks of Greenpoint are hardly renowned for their historic architecture, which is why it is confusing that applications for a new building in the neighborhood would even have to go through the Landmarks Preservation Commission’s approval process. But with plastic-sided housing now vulnerable to the politics of nostalgia, even sites like 111 Noble Street must navigate the city’s tendrils of red tape.

Permits Filed for 459 Quincy Street, Bed-Stuy, Brooklyn

Building applications have been filed for a vacant site at 459 Quincy Street, next to Throop Avenue, in Brooklyn’s Bedford-Stuyvesant. Robert Bianchini’s ARC Architecture + Design Studio is the architect of record, and the new structure will have a total area of 10,859 square feet. Within that, there will be 7,408 square feet of residential space, to be divided amongst ten units, likely rentals. There will be four floors as well as a penthouse level, and four duplex units will be included within the mix, including one that begins on the fourth floor and then takes the entirety of the penthouse. Yosef Elishaiev of Rutland 491 LLC is listed as the developer.

Permits Filed for 1032 Intervale Avenue, Foxhurst, Bronx

A vacant lot in the Bronx’s Foxhurst neighborhood is about to sprout an eight-story building. Applications filed by the Stagg Group show the structure will have a total area of about 56,000 square feet, of which, 42,509 square feet will be residential space, to be divided amongst 63 rental apartments. There will be nine units per floor, as well as a 17-car parking garage on the first floor of the project. There will also be another 15 parking spaces in an off-street surface parking lot. Edmund Fogel of WMW Architects, P.C. is listed as the architect of record, and the site is located one block north of the Intervale Avenue stop on the 2 and 5 trains.

Waterline Square Making Headway, Upper West Side

The southwestern blocks of the Upper West Side have been in a state of constant flux over the past few years, with several major developments either wrapping up or breaking ground across the last wide-open spaces remaining in the neighborhood. An open lot one block north of the A Train’s Beach 44th Street-Frank Avenue Station, in Edgemere, Queens, is about to see a substantial new development. Applications for 4515 Rockaway Beach Boulevard show an eight-story building with a total construction area of 121,393 square feet, which will include a 2,961 square-foot retail component on the ground floor, and 92,488 square feet of residential space, to be divided amongst 119 apartments. There will be 50 parking spaces in all, with 13 located on the first floor and the others on the open lot, and the structure will be flood-proofed. Mark Ginsberg of Curtis + Ginsberg Architects LLP is the architect of record, and HPD is the site’s developer, which means rentals are guaranteed.
