Four-Story, Six-Unit Residential Building Planned at 82-22 South Conduit Avenue, Lindenwood

Property owner Zios Sachtouris has filed applications for a four-story, six-unit residential building at 82-22 South Conduit Avenue, in Lindenwood. The structure will measure 11,905 square feet and its residential units should average 1,273 square feet apiece, indicative of condominiums. The residences will take on a townhouse-style configuration, with each unit spanning across all four levels. Each unit will come with a single, enclosed parking space on the ground floor. Anthony C. Villano’s Brooklyn-based ACV Architecture is the architect of record. The 10,188-square-foot site, which is currently vacant, fronts a street that doesn’t exist yet. According to the tax lot map, there’s going to be a new street that diagonally connects Linden Boulevard and 149th Avenue. The dead ends of 80th, 81st, 82nd, and 84th streets will connect to the new street. For reference, the new building will be located between 82nd and 84th streets.

Bronx Supportive Housing Nears the Finish Line at 316 East 162nd Street

A 10-story building that will offer housing for formerly homeless adults is taking shape at 316 East 162nd Street, in the Concourse Village section of the South Bronx.

Reveal for 11-Story, 181-Affordable-Unit Mixed-Use Building at 4511 Third Avenue, Belmont

A rendering has been revealed of the 11-story, 181-affordable-unit mixed-use building planned at 4511 Third Avenue, in the Belmont section of the Bronx. The 294,207-square-foot, thru-block development (consisting of seven- and 11-story components), will host 57,549 square feet of medical space on the ground and second floors and 10,127 square feet of ground-floor retail, as YIMBY reported in February. The rental apartments above, all of which will rent at below-market rates, should average 928 square feet apiece. Amenities include a 128-car garage, storage for 96 bikes, laundry facilities, and multiple outdoor terraces. The SBH Health System (St. Barnabas Hospital, located across the street) will utilize the medical space, as well as operate a 10,800-square-foot terrace geared towards exercise for the building’s tenants.

Construction Wraps on 14-Story, 159-Unit Affordable Mixed-Use Building at 203 Gramatan Avenue, Mount Vernon

Construction is wrapping up on a 14-story, 159-unit mixed-use building at 203 Gramatan Avenue, in downtown Mount Vernon. That’s in southern Westchester County. It’s been dubbed La Port Apartments. All of the units, which range from studios to two-bedrooms, will be rented at below-market rates as affordable workforce housing, Westfair reported. Amenities include a fitness center, a children’s playroom, a media room, a lounge with a pantry, and a 4,000-square-foot rooftop deck. The base of the building will also host 20,000 square feet of retail space, of which Dollar Tree has already leased half. Atlantic Development Group, headed by Peter Fine, and Kenwood Equities are the developers, and GF55 Partners is the architect. After nine years in the development process, completion is expected in the next few months. Peter Fine is also planning a market-rate residential project next to La Porta Apartments, according to the Wall Street Journal.

Three-Story, Two-Family Residential Project Coming to 352 East 5th Street, Kensington

Brooklyn-based property owner Mosheref Hussain has filed applications for a three-story, two-unit residential building at 352 East 5th Street, in northern Kensington. The structure will measure 5,516 square feet. The first residential unit will span the ground and second floors, followed by the second unit on the third floor. The lower apartment will also feature space in the cellar for a recreational area and laundry facilities. Since two apartments are splitting 4,100 square feet of residential space, condominiums are likely in the works. The project will also feature two off-street parking spots. Flushing-based He Gin Lee Architect is the architect of record. The 45-foot-wide, 4,500-square-foot plot is currently occupied by a two-story house. Demolition permits haven’t yet been filed. The Church Avenue stop on the F and G trains is five blocks to the west.

Five-Building, 14-Unit-Plus Mixed-Use Project Planned at 43-06 102nd Street, North Corona

Leroy D. Blake, doing business as an anonymous Corona-based LLC, has filed applications for five mixed-use, multi-family buildings at 43-06 102nd Street and 101-16 – 101-20 43rd Avenue, in North Corona. Two of the buildings will rise three stories and contain three apartments, while another two will stand four stories and contain four apartments. New building permits indicate there will be a fifth building, but it hasn’t been individually filed yet. Of the filed structures, they will measure between 3,971 square feet and 4,508 square feet each. There will be 11,855 square feet of residential space and 3,469 square feet of ground-floor retail space. The apartments will likely be rentals and amenities include a “recreational room” and two off-street parking spots. Michael Mastrogiacomo’s Queens-based engineering firm is the applicant of record. The 7,725-square-foot corner lot is currently occupied by an auto repair business. Demolition permits were filed in June. The 103rd Street-Corona Plaza stop on the 7 train is four blocks away.

Construction Wrapping on Eight-Story, 16-Unit Mixed-Use Project at 596 Washington Avenue, Clinton Hill

Construction is wrapping up on the eight-story, 16-unit mixed-use building under development at 596 Washington Avenue (a.k.a. 863 Atlantic Avenue), in southern Clinton Hill. The structure measures 13,103 square feet. It will host 1,165 square feet of ground-floor retail space, followed by seven floors of rental apartments above. The apartments should average 727 square feet apiece, and some of them will be duplexes. Amenities include laundry facilities, storage for bikes, and a common rooftop recreational area, and all of the apartments feature some form of private outdoor space. Jacob Shwimmer’s CGS Builders is the developer and Christopher Dierig’s Midtown South-based S3 Architecture is the behind the design. Occupancy can probably be expected in the next few months. The project has largely escaped the media’s spotlight and has risen quietly since crews broke ground back in October of 2014.

20-Story, 205-Unit Mixed-Use Tower Proposed at 22 South West Street, Mount Vernon

Pelham, N.Y.-based MacQuesten Development is proposing to build a 20-story, 205-unit mixed-use building at 22 South West Street, in the West Mount Vernon section of Mount Vernon. That’s in southern Westchester County, a few blocks north of the Bronx border. The proposed tower would include a mix of below market-rate and market-rate rental apartments, in addition to 5,000 square feet of retail space, Westfair reported. Dallas-based Humphreys & Partners Urban Architecture is behind the design. The tower requires the property to be rezoned. The Mount Vernon City Council is currently debating the rezoning a 46-acre industrial section of the city within which the property falls. If the rezoning passes, the developer hopes to get the project itself approved and begin excavation later this year. A gas station has been removed from the site and remediation work is complete. The tower would be located right next to Metro-North Railroad’s Mt. Vernon West station.

Developer Acquires Site of Proposed Eight-Story, 214-Unit Mixed-Use Building at 475 Bay Street, Stapleton

BFC Partners is in contract to purchase the 53,922-square-foot vacant lot at 475 Bay Street, in Stapleton, for $4 million, Commercial Observer reported. That’s on Staten Island’s North Shore. As YIMBY reported in 2014, the developer is planning to build an eight-story, 214-unit mixed-use building at the site. Buildings applications call for a project of 183,000 square feet, where 12,500 square feet would be for ground-floor retail space. The apartments, averaging 750 square feet apiece, would be rentals ranging from studios to three-bedrooms. Many of the them would also rent at below-market rates. An exact figure wasn’t given for how many, but BFC would be required to designate 25 percent of the units to affordable housing. The site is located on the southern end of a potentially rezoned 14-block corridor of Bay Street. In fact, the project relies on the rezoning to move forward. Pending the rezoning, BFC hopes to break ground in 2017. Edelman Sultan Knox Wood Architects is the architect of record. The neighborhood’s Staten Island Railway station is three blocks to the south.

Four Four-Story, Single-Family Homes Coming to 4004-4010 Manhattan Avenue, Sea Gate

Staten Island-based developer Over Development has filed applications for four single-family houses at 4004-4010 Manhattan Avenue, in Sea Gate, which is the gated community on the western end of Coney Island in Brooklyn. Each house will stand four stories in height and measure 2,028 square feet. The residential portions of each structure will begin on the second floor in an effort to mitigate damage during future floods. The ground level will remain unfinished and designed to sustain flood waters. Each house will also come with two off-street parking spaces. Stanley M. Krebushevski’s Staten Island-based SMK Architect is the architect of record. The 10,033-square-foot site, on the corner of Neptune Avenue, is currently vacant. In 2012, Hurricane Sandy devastated the community with high surf, destroying many homes in the process.
