Four-Story, Six-Unit Residential Building Planned at 82-22 South Conduit Avenue, Lindenwood

Property owner Zios Sachtouris has filed applications for a four-story, six-unit residential building at 82-22 South Conduit Avenue, in Lindenwood. The structure will measure 11,905 square feet and its residential units should average 1,273 square feet apiece, indicative of condominiums. The residences will take on a townhouse-style configuration, with each unit spanning across all four levels. Each unit will come with a single, enclosed parking space on the ground floor. Anthony C. Villano’s Brooklyn-based ACV Architecture is the architect of record. The 10,188-square-foot site, which is currently vacant, fronts a street that doesn’t exist yet. According to the tax lot map, there’s going to be a new street that diagonally connects Linden Boulevard and 149th Avenue. The dead ends of 80th, 81st, 82nd, and 84th streets will connect to the new street. For reference, the new building will be located between 82nd and 84th streets.

Reveal for 11-Story, 181-Affordable-Unit Mixed-Use Building at 4511 Third Avenue, Belmont

A rendering has been revealed of the 11-story, 181-affordable-unit mixed-use building planned at 4511 Third Avenue, in the Belmont section of the Bronx. The 294,207-square-foot, thru-block development (consisting of seven- and 11-story components), will host 57,549 square feet of medical space on the ground and second floors and 10,127 square feet of ground-floor retail, as YIMBY reported in February. The rental apartments above, all of which will rent at below-market rates, should average 928 square feet apiece. Amenities include a 128-car garage, storage for 96 bikes, laundry facilities, and multiple outdoor terraces. The SBH Health System (St. Barnabas Hospital, located across the street) will utilize the medical space, as well as operate a 10,800-square-foot terrace geared towards exercise for the building’s tenants.

Construction Wraps on 14-Story, 159-Unit Affordable Mixed-Use Building at 203 Gramatan Avenue, Mount Vernon

Construction is wrapping up on a 14-story, 159-unit mixed-use building at 203 Gramatan Avenue, in downtown Mount Vernon. That’s in southern Westchester County. It’s been dubbed La Port Apartments. All of the units, which range from studios to two-bedrooms, will be rented at below-market rates as affordable workforce housing, Westfair reported. Amenities include a fitness center, a children’s playroom, a media room, a lounge with a pantry, and a 4,000-square-foot rooftop deck. The base of the building will also host 20,000 square feet of retail space, of which Dollar Tree has already leased half. Atlantic Development Group, headed by Peter Fine, and Kenwood Equities are the developers, and GF55 Partners is the architect. After nine years in the development process, completion is expected in the next few months. Peter Fine is also planning a market-rate residential project next to La Porta Apartments, according to the Wall Street Journal.

Three-Story, Two-Family Residential Project Coming to 352 East 5th Street, Kensington

Brooklyn-based property owner Mosheref Hussain has filed applications for a three-story, two-unit residential building at 352 East 5th Street, in northern Kensington. The structure will measure 5,516 square feet. The first residential unit will span the ground and second floors, followed by the second unit on the third floor. The lower apartment will also feature space in the cellar for a recreational area and laundry facilities. Since two apartments are splitting 4,100 square feet of residential space, condominiums are likely in the works. The project will also feature two off-street parking spots. Flushing-based He Gin Lee Architect is the architect of record. The 45-foot-wide, 4,500-square-foot plot is currently occupied by a two-story house. Demolition permits haven’t yet been filed. The Church Avenue stop on the F and G trains is five blocks to the west.
