Last week, the Jersey City Planning Board approved plans for a five-story, 308-unit mixed-use project at 100 Monitor Street, located on the corner of Johnson Avenue in the city’s Communipaw section. The building will include 2,980 square feet of ground-floor retail space and 8,000 square feet of office space, the latter of which will be leased to the Jersey City Redevelopment Agency, Jersey Digs reported. The residential units will be rentals and amenities will include an 85-car parking garage, a fitness center, a pool, and a landscaped garden. Ironstate Development and Landmark Developers are developing the building. The site is an assemblage of six vacant lots and groundbreaking is scheduled for early 2017.
Construction is wrapping up on the 19-story, 15-unit residential building under development at 60 East 86th Street, on the Upper East Side. The latest photo was posted to Instagram by the project’s design architect, Thomas Juul-Hansen. Dubbed Sixty East Eighty Sixth, the 55,407-square-foot structure includes one triplex apartment spanning the cellar through second floors, followed by a single unit per floor on floors three through nine, a duplex apartment spanning the 10th and 11th floors, another duplex spanning the 12th and 13th floors, one apartment per floor on the 14th through 16th floors, and, finally, a triplex penthouse spanning the 17th through 19th floors. The condominiums should average 3,730 square feet apiece. Amenities include a library, a fitness center, a children’s playroom, a wine room, private storage space, and storage for eight bikes. Glenwood Management is the developer and Stephen B. Jacobs Group is the executive architect. Occupancy is probably imminent.
Property owner Zin Long Dai has filed applications for a four-story, 11-unit mixed-use building at 1759 Bay Ridge Parkway, in Bensonhurst. It will measure 15,190 square feet and will include a 5,190-square-foot daycare center on the ground and cellar levels, followed by residential units on the second through fourth floors. The residential units should average 909 square feet apiece, which means either rentals or condominiums could be in the works. A 13-car parking garage will be located in the cellar. Shiming Tam’s Brooklyn-based architecture firm is the architect of record. The 8,000-square-foot site is currently occupied by two-and-a-half-story house. Demolition permits were filed in August. The 79th Street stop on the D train is five blocks away.
A rough rendering has been revealed of the four-story, nine-unit mixed-use building planned at 90-05 56th Avenue, in southern Elmhurst. A photo of the board at the construction site was posted to the YIMBY Forums. The latest building permits indicate the project will measure 8,395 square feet. It will host 2,010 square feet of medical offices in the cellar, followed by residential units on the ground through fourth floors. The units should average 743 square feet apiece, indicative of rental apartments. There will be an eight-car garage on the ground floor. An anonymous Elmhurst-based company is the developer and Chang Hwa Tan’s Flushing-based architectural firm is the architect of record. The 50-foot-wide, 5,409-square-foot assemblage is currently vacant. Completion is expected in the fall of 2017. The Grand Avenue-Newtown stop on the M and R trains is three blocks away.
A rendering has been revealed of the five-story, 15-unit residential building planned at 722 Jefferson Street, in Hoboken, New Jersey. The city’s Planning Board approved the project in May, Jersey Digs reported earlier this month. The project’s residential units will be condominiums, ranging from three- to four-bedrooms. There will be three penthouses, each boasting private rooftop terraces. Amenities include a communal roof terrace and a 15-car parking garage with electric charging stations on the ground floor. The 125-foot-wide site is currently vacant, although it was formerly occupied by multiple single- and two-story garages. The developer goes by an anonymous LLC and Hoboken-based Minervini Vandermark Architecture is behind the design. A construction timeline has not been disclosed. The Hudson-Bergen Light Rail’s 9th Street-Congress Street station is four blocks away, and the PATH station is about 20 minutes away by foot.
