Four detached wood-frame houses near downtown Jamaica may bite the dust for a sizable residential building. Plans were filed last week to erect eight stories of apartments on the site where the houses currently stand, at 89-07 148th Street. The 74-foot-tall development would rise between 89th and 90th Avenues, a block west of Rufus King Park and across the street from the monolithic Queens Civil Court building. The building would have 97 apartments squeezed into 64,509 square feet of residential space, for average units measuring a rental-sized 665 square feet.
Construction is underway on the top floor of a 12-story, 32-unit mixed-use project at 550 West 29th Street, in West Chelsea. The construction progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the new building will encompass 61,502 square feet and rise 135 feet to its roof, not including the bulkhead. There will be 4,572 square feet of ground-floor retail space, followed by condominiums, averaging 1,573 square feet apiece, on the floors above. Cary Tamarkin’s Flatiron District-based Tamarkin Company is the developer and is designing the project in-house. Goldstein, Hill & West Architects is the executive architect. Completion is expected in 2017.
Brooklyn-based Oladega Properties has filed applications for a four-story, four-unit residential building at 545 Bristol Street, located on the corner of Lott Avenue on the southern end of Brownsville. The project will measure 4,600 square feet and its residential units should average 920 square feet apiece, indicative of family-sized apartments. Olabanji Awosika’s Jamaica-based architecture firm is the architect of record. The 20-foot-wide, 2,000-square-foot property is vacant. The Rockaway Avenue stop on the 3 train is five blocks away.
New details, as well as a rendering, have been released for the five-story, 11-unit residential project under development at 26-14 28th Street, in the heart of Astoria. Dubbed BLVD, it will measure 16,164 square feet and its residential units should average 988 square feet apiece. They will be condominiums ranging from one- to two-bedrooms, according to the project’s marketing agent Modern Spaces. MCV Developers and World Holdings LLC are the developers. CB Architecture & Engineering is behind the design. Construction is likely wrapping up, with move-ins imminent.
Foundation work is now underway on the 52-story, 141-unit mixed-use tower under development at 281 Fifth Avenue, located on the corner of West 30th Street in NoMad. The construction progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the project will stand 728 feet in height and encompass 266,963 square feet.
