Four-Story, Eight-Unit Residential Building Planned at 846 Monroe Street, Ocean Hill

Brooklyn-based Shimon Kaufman has filed applications for a four-story, eight-unit residential building at 846 Monroe Street, in northern Ocean Hill, located two blocks from the Gates Avenue stop on the J/Z trains. The project will encompass 7,304 square feet and its residential units should average a rental-sized 686 square feet apiece. Each floor will host two apartments, although the fourth floor pair will feature space in an upper mezzanine level and a roof deck. Boaz M. Golani’s Hudson Valley-based BMG Design Build is the architect of record. The 28-foot-wide, 2,781 square-foot lot is currently vacant.


245 Schaefer Street

Four-Story, 11-Unit Residential Project Coming to 245 Schaefer Street, Bushwick

Brooklyn-based Urban View Realty has filed applications for a four-story, 11-unit residential building at 245 Schaefer Street, in eastern Bushwick, located five blocks from the Wilson Street stop on the L train. The structure will measure 5,000 square feet, according to the filings, although chances are that figure is not completely telling and is much larger. There will be two apartments per floor on the ground and second levels, followed by three apartments per floor on the next two levels. The fifth-floor penthouse level will host a single unit. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. It will rise on a 25-foot-wide vacant portion of a larger lot which is occupied by a small townhouse.


160 Imlay Street

Six-Story, 70-Unit Residential Conversion Continues at 160 Imlay Street, Red Hook

In September of 2014, renderings were revealed of the six-story, 70-unit residential conversion of the warehouse at 160 Imlay Street, in Red Hook. Construction has been underway since 2014 on the 224,809-square-foot structure, and now the Daily Brooklyn Eagle has the latest update on the progress. The 70-foot-tall structure has yet to receive its windows, but it appears installation may be imminent. The condos should average a spacious 2,648 square feet apiece, and will come in one-, two-, and three-bedroom layouts. Roughly 39,500 square feet of commercial space will be located on the ground and second floors, along with amenities like bike storage, private storage space, a fitness center, and a small parking garage. Est4te Four is the developer, AA Studio is the design architect, and Jeffrey Cole Architects is the architect of record. Completion is expected in the spring of 2017.


39 East 72nd Street

Seven-Story, Three-Unit Residential Redevelopment Gets Refinanced, 39 East 72nd Street, Upper East Side

Back in 2014, B+B Capital and Mink Development acquired, for $19 million, the five-story, five-rental-unit building at 39 East 72nd Street, located in the Upper East Side Historic District, with plans to restore it to its former glory as a single-family townhouse. The developers have secured $30 million in financing for the project, which now is expected to include three condominiums, according to Real Estate Weekly. The 13,036-square-foot structure will be expanded by two stories, increasing the property’s square-footage to 18,412 square feet. Filings indicate the residential units will all be triplexes, averaging an enormous 5,256 square feet apiece. The Landmarks Preservation Commission reportedly approved the project back in 2014. CetraRuddy is the design architect.


505 West 19th Street

Construction Nearly Complete on 10-Story, 35-Unit Condo Complex at 505 West 19th Street, West Chelsea

Back in September of 2015, YIMBY revealed renderings of one of the duplex penthouses at the two-building, 35-unit residential complex at 505 West 19th Street, in West Chelsea. The 10-story structures are now just about complete, as seen in photos in a Curbed NY report. The structures are conjoined by a single-story connector that spans below the elevated High Line. The eastern building hosts 25 condominiums and two penthouses, while the other building contains eight full-floor condos and a penthouse. The units will come in one- to five-bedroom configurations, and amenities include a fitness center, a street-level parking garage, and bike storage space. HFZ Capital Group is the developer, Thomas Juul-Hansen is the design architect, and Goldstein, Hill & West Architects is the architect of record. Occupancy is currently underway.
