Property owner Tim H. Chan, doing business as an anonymous Queens-based LLC, has filed applications for three three-story, three-unit residential buildings at 42-16 – 42-22 74th Street, in northern Elmhurst. Each will measure 4,074 square feet and, across all three, the full-floor residential units should average a family-sized 1,009 square feet. Amenities include a total of six off-street parking spaces and laundry facilities in the cellars. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. The 83-foot-wide development assemblage consists of three two-story residential buildings. Demolition permits were filed for both in March. The site is located three blocks from the Roosevelt Avenue/74th Street stop on the E, F, M, R, and 7 trains.
Brooklyn-based EM Development has filed applications for a four-story, six-unit residential building at 145 Huntington Street, in southern Carroll Gardens. The structure will measure 8,978 square feet, which means its residential units should average 1,496 square feet apiece, indicative of condominiums. There will be two units per floor on the ground and second floors, followed by two more apartments across the top two floors. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record. The 42-foot-wide, 4,657-square-foot property is currently vacant. The site is located three blocks from the Smith-Ninth Streets on the F and G trains.
It’s been nearly a year since builder William Weigand filed plans for a five-story, mixed-use building at 244 East 198th Street in the Bedford Park section of the Bronx. Now, Weigand has submitted applications for a slightly larger and taller building at 244 East 198th Street, on the border with Fordham North.
The 33-story, 179-unit mixed-use building under development at 520 West 30th Street, in West Chelsea, is now a few floors from topping out, as seen in photos posted to the YIMBY Forums by user robertwalpole. The project has grown by roughly 25 stories since YIMBY’s last update in April, when the structure was four stories in height. Façade installation is also underway. The latest building permits indicate it will eventually encompass 315,586 square feet and stand 367 feet in height. The ground floor will host 13,219 square feet of commercial-retail space. The residential units above should average 1,250 square feet apiece, and since the building will have a leasing office, the apartments will presumably be rentals. Amenities include a basketball court, a children’s play room, a lounge with a “glam room,” a swimming pool, a bowling alley with a party room, storage for 92 bikes, a parking garage on the ground and second floors, and outdoor terraces on the fourth and 30th floors. Related Companies is the developer and Ismael Leyva Architects is the architect. Completion is expected in 2017.

One will measure 3,887 square feet and the other will measure 5,662 square feet. Across both, the residential units should average 2,387 square feet apiece, indicative of large, family-sized configurations. There will be a total of six off-street parking spaces, three of which will be located in a garage. Mark D. Lipton’s Staten Island-based architecture firm is the architect of record. The 110-foot-wide property is currently occupied by a two-story, single-family house. Demolition permits were filed in December. The site is located a block from the Tottenville station on the Staten Island Railway.
