128 West 23rd Street’s Curtain Wall Taking Shape in Chelsea

Curtain wall installation is moving along at 128 West 23rd Street, a 15-story residential building in Chelsea. Designed by Kutnicki Bernstein Architects and developed by Valyrian Capital and Pan Brothers, the reinforced concrete edifice is located on the southern side of the block between Sixth and Seventh Avenues and will yield 40,230 square feet of residential space split among 33 units. Homes are expected to average 1,200 square feet apiece.

Developed by Rybak Development and designed by Zproekt, the building yields a total 114 rentals in a mix of studios, one-, two-, and three-bedroom units. Available on NYC Housing Connect are the 34 apartments at 130 percent of the area median income, ranging from $58,286 to $183,300.

YIMBY went to take a look at 250 Water Street, the site of Howard Hughes‘ planned supertall in the South Street Seaport District. Early renderings from Skidmore Owings & Merrill show the mixed-use skyscraper rising nearly 1,052 feet tall. However, it may be a few years before any progress begins on the Financial District project, which would become the tallest residential building below Canal Street.
