Permits have been filed for a seven-story mixed-use building at 450 Grand Avenue in Clinton Hill, Brooklyn. The corner lot is adjacent to Putnam Triangle, a public green space at the intersection of Grand Avenue and Fulton Street. Both the Clinton-Washington Avenues and Franklin Avenue subway stations are within walking distance, serviced by the C train. Finishing touches are underway on One Boerum Place, a 22-story residential building in Downtown Brooklyn. Designed by SLCE Architects and developed by Avery Hall Investments, Allegra Holdings, and Aria Development Group, the $250 million project will yield 96 market-rate rentals with interiors designed by Gachot Studios. Nancy Packes, Inc. is in charge of leasing the units, which hit the market this spring and range from one- to four-bedroom layouts with access to a wide range of indoor and outdoor amenities. One Boerum Place is located on a relatively narrow parcel bound by Boerum Place to the west, Fulton Street to the north, and Red Hook Lane to the east. Occupancy at One Boerum Place has already commenced. Leeding Builders Group, LLC is the general contractor for the building.
Exterior work is shaping up on 200 Montague Street, a 20-story residential building in the Borough Hall Skyscraper Historic District of Brooklyn Heights. Designed by Beyer Blinder Belle with James M. Patterson of Ancora Engineering and developed by Midtown Equities, the 140,700-square-foot structure will yield 121 rental units between Court and Clinton Streets, just to the west of Columbus Park. Cauldwell Wingate is the general contractor, and M.N.S. Real Estate NYC is marketing the project for Aurora Capital Associates.
Leasing has launched for The Willoughby, a 34-story tower at 196 Willoughby Street in Downtown Brooklyn. Developed by RXR Realty, the project will deliver 476 rental units, academic and office spaces, a new adjacent athletic field, and parking for 564 vehicles when it opens this fall. Douglas Elliman Real Estate is handling leasing with prices starting at $2,870 a month for studios, $3,840 for one-bedrooms, and $5,660 for two-bedrooms.
