Permits Filed for Robert A.M. Stern Architects-Designed 845 Howard Avenue in Brownsville, Brooklyn

Our last reporting on 845 Howard Avenue was after the NYC Department of City Planning gave approval to the Robert A.M. Stern Architects’ design in October. Now, permits have been filed for the site, which also goes by 3 Livonia Avenue, in Brownsville, Brooklyn. The project will be named Edwin’s Place, and will be the fifth project in Brooklyn by the non-profit partnership of Breaking Ground and The African American Planning Commission Inc.

Thomas Heatherwick-Designed 511-525 West 18th Street Revealed in Chelsea

Two new renderings have been revealed for 511-515 West 18th Street, in West Chelsea, which is being developed by Related Companies. The images show two towers with pod-like bowed glass facades, and brick exteriors, running along Tenth Avenue, and positioned on either side of the High Line between 18th and 19th streets. Thomas Heatherwick will be the design architect.

Demolition Permits Filed for 185, 187, and 189 Grand Street, Little Italy, Manhattan

Demolition permits have been filed for the home of the Italian American Museum, who operate out of 185, 187, and 189 Grand Street in Little Italy, Manhattan. However, this is not a disappointment for the institution. They had been trying to sell their current location for years, on the condition that they are provided with rent-free space within the replacement. They were finally successful in February 2017, when their buildings were purchased for $14.8 million by Oved Group and Nexus Building Development Group.

Permits have been filed for a six-story residential building at 110 West 123^rd Street in Harlem, Manhattan. The site is two blocks away from the 125^th Street Subway Station on Malcolm X Boulevard, serviced by the 2 and 3 trains. Four blocks further is the Harlem 125^th Street Train Station, for Metro-North. Also nearby is the Marcus Garvey Park, a square four-block-wide area with a recreation center and the Richard Rogers amphitheater.

Morris Adjmi-Designed Residential Tower Coming to 550 Clinton Avenue in Brooklyn’s Clinton Hill

The Downtown Brooklyn residential boom has ranked among the most impressive growth spurts any neighborhood has seen in the history of the Five Boroughs, and now, plans have been submitted to the Landmarks Preservation Commission at the periphery of the boom, in Clinton Hill. There, at 550 Clinton Avenue, Morris Adjmi Architects is designing a new 29-story residential tower, which went before the LPC for review yesterday.

Construction Update, New Rendering for 587 Main Street, New Rochelle

When we last checked in on 587 Main Street in New Rochelle, New York, it was barely noticeable on the skyline, rising just six flights up. Now, thanks to photos by Nick Ramacciato, we can see that the structure has made substantial progress. Work is currently up to the 20th floor, out of a total 28. Façade installation has not yet started, though the angled shape of the building is easily visible. Paulus, Sokolowski, and Sartor (PS&S) are responsible for the architecture, and a fresh rendering also gives a better view of what the top floors will soon look like.

Rendering Revealed for 1702 Newkirk Avenue, Flatbush, Brooklyn

A rendering has been revealed for the six-story residential building set to rise at 1702 Newkirk Avenue, in Southern Flatbush, Brooklyn. The concrete design showcases a small amount of landscaping along the outside of the entrance, and eight balconies, with two on each floor after the third. Bizdesigns is responsible for the architecture.

Permits Filed for 85, 87 Herkimer Street, Bedford-Stuyvesant, Brooklyn

Permits have been filed for two conjoined four-story residential buildings at 85 and 87 Herkimer Street, in Bedford-Stuyvesant, Brooklyn. The sites are two blocks away from the Fulton Street and Nostrand intersection, co-located with the Nostrand Avenue Subway Station, serviced by the A and C trains. An anonymous LLC is listed as responsible for development.

Permits have been filed for a four-story residential building at 215 Beach 100^th Street, in Seaside, Queens, a portion of the Rockaway Peninsula. Rockaway beach is just three blocks away, and four blocks to the east is the Beach 98^th Street Subway Station, serviced by the A and S trains. AHAA LLC will be responsible for the development.

Expanded Plans Adding 1,642 New Units to Lenox Terrace Revealed in Harlem

Yesterday, YIMBY brought you news of the stabilization of the city’s new development pipeline through the end of 2017. Echoing the end-of-year positivity, 2018 has already brought one major new development to light, on Surf Avenue in Coney Island. Today, we have the latest on an even larger project coming to Harlem, with the reveal for the first rendering of the massive expansion proposed for Lenox Terrace, which would eventually yield over 1,600 new apartments by the time of full build-out.
