All-Affordable Residential Building Being Planned At 110 St Edwards Street, Fort Greene

The NYC Housing Authority is planning to build an all-affordable building at the vacant 11,500 square-foot plot of land on the northwest corner of Myrtle Avenue and St Edwards Street, in Fort Greene, on the grounds of the Ingersoll Houses complex. According to DNAinfo, a community facility is planned on the ground floor. The building’s specifications will be determined once the City selects a developer by the end of 2015.

First Look: One Wall Street Set for CetraRuddy-Designed Residential and Hotel Conversion and Expansion

Back in May of 2014, One Wall Street was acquired by Harry Macklowe from BNY Mellon for $585 million, with plans to convert the building from office to residential use. The Ralph Walker-designed tower is one of the most iconic skyscrapers in the Financial District, from its limestone exterior, to the vulcan-inspired Red Room, all the way to the former executive smoking room/observation lounge at the tip-top of the building. And now YIMBY has the first renderings of what the building will eventually look like, courtesy of a tipster, who sent along CetraRuddy-designed plans that transform the building’s base into a major retail destination, and its upper floors into condominiums and a hotel.

Earlier this year, developer Stellar Management began tearing down five small buildings on McGuinness Boulevard in Greenpoint to make way for a wide six-story apartment building designed by Gene Kaufman. Now we have renderings for the project, a mixed-income rental at 211 McGuinness Boulevard, between Calyer Street and Greenpoint Avenue.

Small-scale development is slowly returning to Wakefield and Williamsbridge, two northern Bronx neighborhoods lined with one- and two-family homes where pockets of new construction grew in the early to mid-2000s. The city downzoned Wakefield in 2007 and Williamsbridge in 2011, discouraging new construction in two of the city’s most affordable places to buy a home. Despite that, we’ve noticed a growing number of little buildings planned in the areas just beyond Bronx Park, . Today, a new building application was filed for a four-story, eight-unit building at 626 East 223rd Street, between Carpenter Avenue and White Plains Road in Wakefield.

Four-Unit Residential Development Coming To 410 Bartlett Avenue, Arden Heights, Staten Island

NNT Development has filed applications for a four-unit residential development spanning the vacant lots 410-416 Bartlett Avenue, in Arden Heights, on Staten Island’s South Shore. The project will consists of a three-story, two-unit building measuring 2,250 square feet, and two single-family homes each measuring 1,460 square feet. Stanley Krebushevski’s Staten Island-based SMK Architect is designing.

Seven-Story, Seven-Unit Rental Building Filed At 786 Park Place, Crown Heights

Eugene Khody, operating under an anonymous LLC, has filed applications for a seven-story, seven-unit residential building at the 25-foot-wide vacant lot of 786 Park Place, in eastern Crown Heights, four blocks north of the Nostrand Av. stop on the 3 train. The building will measure just 4,865 square feet, which means units will likely be rentals, averaging 695 square feet. Richard Walsh, of Citiscape Consulting, is the applicant of record.

In January, Greystone snapped up a vacant lot next to the landmarked Brooklyn Lyceum in Park Slope for $13,500,000, and now YIMBY has the first look at the 12-story rental building planned for the site at 225 4th Avenue.

Nine-Story, 86-Unit Condo Building Revealed At 25-19 43rd Avenue, Long Island City

In March, Ekstein Development began excavation at 25-19 43rd Avenue, in Long Island City, where a nine-story, 86-unit residential building is planned, and now Real Estate Weekly has renderings of the project, dubbed Dutch. The 86 condominiums will spread across 68,145 square feet of residential space, working out to an average unit of just 792 square feet. GF55 Partners is designing, while GACE Consulting Engineers is serving as the structural engineer. Foundation work is currently underway, per TCSB, and completion is slated for January 2017.

Eight-Family Building Coming To 850 Putnam Avenue, Bedford-Stuyvesant

Property owner Jia W Yu, operating under an anonymous LLC, has filed applications for a four-story, eight-unit residential building at 850 Putnam Avenue, in eastern Bedford-Stuyvesant. The building will measure 8,330 square feet, which means units will average 1,040 square feet each. Anthony Lee’s AJR Architecture is the architect of record, and an existing two-story home must first be demolished.

Property owner Jack David has filed applications for a four-story, eight-unit residential building at 65 Woodbine Street, in central Bushwick, a few blocks from the Gates Avenue stop on the J/Z trains. Units will probably be rentals, measuring just 680 square feet in the 5,450 square-foot building. Suresh Manchanda’s L&C Associates is the applicant of record, and a two-story, single-family townhouse must first be demolished.
