Groundbreaking Ceremony Held for 13-Story, 19-Unit Condo Project at 207 West 79th Street, Upper West Side

Last week, Anbau Enterprises held a groundbreaking ceremony for their planned 13-story, 19-unit mixed-use project at 207 West 79th Street, on the Upper West Side. Foundation work appears to have completed, which means the ceremony likely indicates the project will soon begin its ascent skyward. The latest building permits show that the project will encompass 71,568 square feet. There will be 5,194 square feet of retail space on the ground floor, followed by 19 condominiums averaging a spacious 2,887 square feet apiece. Amenities include a fitness center, private residential storage space, laundry facilities, and storage for 10 bikes. Morris Adjmi Architects is designing the exterior and interior spaces. The project was approved by the Landmarks Preservation Commission in October of 2014. The project required the LPC’s approval since it sits within the Upper West Side/Central Park West Historic District. Completion is expected in 2017.

22 Burling Lane

Six-Story, 110-Unit Residential Building Planned at 22 Burling Lane, New Rochelle

ELD Properties and Equity Land Developers are planning a six-story, 110-unit residential building at 22 Burling Lane, in downtown New Rochelle. That’s in southern Westchester County. Dubbed Millennia, the project will have rental apartments ranging from studios to two-bedrooms, 11 of which will rent at below-market rates as affordable housing, Westfair reported. Amenities will include a fitness center, a yoga room, a business center with conference rooms, a lounge, private residential storage space, a pet park, and a 146-car parking garage. The developers also want to build a path along the New England Thruway (I-95) that connects to a park they’re planning at the end of Burling Street. The park will include an existing pedestrian bridge, expected to be reopened, that crosses the Thruway. The assemblage at 22-26 Burling Lane includes a two-and-a-half-story house and a three-story office building. Demolition is expected to begin in the next few weeks, with completion of the new building scheduled for 2017. The city’s Metro-North Railroad station is on the other side of the Thruway.


Completion Near for Eight-Story Residential Hotel at 65-15 Queens Boulevard, Woodside

Last November, YIMBY wrote about a dense residential enclave sprouting from a former no man’s land along Queens Boulevard, straddling the border of Woodside and Sunnyside. Today, a similar micro-hood is emerging amidst an equally neglected space on Queens Boulevard on the other end of Woodside. Here, three major pieces of infrastructure – Queens Boulevard, the Long Island Rail Road, and the Brooklyn-Queens Expressway – leave a star-shaped mark on the borough map as they cross over and under one another. The tripoint also joins Woodside with Elmhurst to the east and Maspeth to the south. When construction of the eight-story, 44-unit residential hotel at 65-15 Queens Boulevard is finished, it will be among the first of several similar projects set to redefine the busy junction.
