Princeton, N.J.-based property owner Romel Salam has filed applications for a five-story, three-unit residential building at 514 Halsey Street, in the heart of Bedford-Stuyvesant. The project will measure 5,496 square feet and its residential units should average 1,444 square feet apiece, indicative of condominiums. The first apartment will be hosted on the ground and cellar levels, followed by the second apartment on the second and third floor, and the third apartment on the top two floors. Theodore Kane’s Union Square-based Kane Architecture & Urban Design (a.k.a. KANE A|UD) is the architect of record. The 20-foot-wide, 2,000-square-foot property is currently vacant. The site is located six blocks from the Utica Avenue stop on the A/C trains.
Central Harlem is soon going to have one fewer vacant lot. Developer Rafael Santandreu hopes to build a nine-story, mixed-use building at the corner of 135th Street and St. Nicholas Avenue, next to the 135th Street stop on the B and C trains.
Staten Island-based Mitchell Pacifico has filed applications for two three-story, two-family houses at 83-87 Alberta Avenue, in Travis-Chelsea, on Staten Island’s West Shore. Each will measure 2,226 square feet and their residential units should average 940 square feet apiece. There will be one apartment on the ground floor of each structure, followed by another unit across the second and third levels. Amenities include a total of six off-street parking spots, two of which will be housed in separate, single-car garages. Peter J. Calvanico’s Staten Island-based Calvanico Associates is the architect of record. The 12,540-square-foot plot, located on the corner of Wild Avenue, is currently occupied by a single-story house, although the new structures might be built behind the house. The site is a few blocks from the West Shore Expressway.
Queens-based property owner Robert Ustayev has filed applications for a four-story, four-unit residential building at 64-60 Austin Street, in Rego Park. The structure will measure 6,221 square feet and its residential units should average 1,244 square feet apiece, indicative of condominiums. The project will feature a townhouse-style apartment across the ground and second floors, followed by a single apartment on the third floor, and two units on the fourth floor. Robert Bahary’s Great Neck-based Bahary Architecture is the architect of record. The 19-foot-wide, 1,914-square-foot lot is currently occupied by a two-story brick house. The 63rd Drive-Rego Park stop on the M and R trains is five blocks away.
Zhen Wei Guo has filed applications for a four-story, two-unit mixed-use building at 750 52nd Street, in Sunset Park. The project will measure 3,985 square feet and will include 1,239 square feet of medical offices on the ground and cellar levels. On the floors above, there will be one residential unit on the second floor, followed by another unit across the third and fourth floors. The units should average a spacious 1,373 square feet apiece, indicative of family-sized apartments. Ying H. Li’s Brooklyn-based City Building NY Architect is the architect of record. The 20-foot-wide, 2,003-square-foot lot is currently occupied by a two-story townhouse. Demolition permits have not been filed. The site is located four blocks from the 53rd Street stop on the R train.
