An anonymous Hudson Square-based LLC has filed applications for a four-story, three-unit residential building at 224 North 6th Street, in North Williamsburg. The project will measure 4,980 square feet, which means its residential units should average 1,660 square feet apiece, indicative of condominiums. There will be two duplexes and one triplex apartment. Two of the units will also have access to space in an upper penthouse level. Hudson Square-based Jorge Mastropierto Architects Atelier is the architect of record. The 25-foot-wide, 2,500-square-foot site is currently occupied by a two-story townhouse. The project is technically an expansion of the existing building and the foundation will be retained. The project will have 14,324 square feet of residential space, which means the units should average 955 square feet apiece. ICER Real Estate is the developer and SRA Architecture + Engineering is the architect of record. Completion is expected in the first half of 2017.

A Queens-based property owner has filed applications for two three-story, two-unit residential buildings at 40-44 – 40-48 Gleane Street, in northern Elmhurst. The buildings will each measure 2,418 square feet and, across both, the residential units should average 862 square feet apiece. Each unit will also feature a single off-street parking space. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 86-foot-wide, 4,596-square-foot assemblage is currently occupied by two two-story houses. Demolition permits were filed in April. The 82nd Street-Jackson Heights stop on the 7 train is two blocks away.

Foundation Work Underway For Eight-Story, 16-Unit Mixed-Use Project At 21-10 44th Drive, Long Island City

Foundation work is now underway on the eight-story, 16-unit mixed-use building under development at 21-10 44th Drive, in Long Island City’s Court Square section. A photo of the site can be seen in an update by The Court Square Blog. The project will eventually encompass 22,328 square feet and rise 80 feet above street level to its roof. There will be 2,710 square feet of commercial-retail space on the ground floor and the residential units above should average 1,018 square feet apiece. The retail and residential units will all be condominiums. Kora Developers and BK Developers are the developers, and Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect. Completion is expected in late 2018, per on-site signage.

Midtown South-based Shimon Properties has filed applications for four three-story, two-to-three-unit residential buildings at 53-60 – 53-68 61st Street, located on the corner of 54th Avenue in Maspeth. Three of the buildings will measure 3,640 square feet each and contain three apartments apiece. The fourth building will measure 4,360 square feet and will feature 1,270 square feet of medical offices on the ground floor, followed by two apartments on the floors above. Across all four buildings, the units should average 870 square feet apiece. David Nagan’s Fresh Meadows-based King David Architecture is the architect of record. The 10,823-square-foot assemblage is occupied by two single-story rowhouses. Demolition permits were filed in August.
