Excavation Underway for 36-Story Skyscraper at 255 East 77th Street on Manhattan’s Upper East Side

The 18th-tallest building on our year-end construction countdown is 255 East 77th Street, a 500-foot-tall residential skyscraper in the Lenox Hill section of Manhattan’s Upper East Side. Developed by Naftali Group with Hill West Architects as the architect of record, the 36-story structure will span 170,481 square feet and yield 62 condominium units, as well as 3,861 square feet of retail space, two cellar levels, and 33 enclosed parking spaces. 255 East 77th St Owner LP is listed as the owner and New Line Structures & Development is the general contractor for the project, which is alternately addressed as 1481 Second Avenue and located at the corner of Second Avenue and East 77th Street.

198 St. Nicholas Avenue Completes Construction in Bushwick, Brooklyn

Construction is complete on 198 St. Nicholas Avenue, a four-story condominium building in Bushwick, Brooklyn. Designed by Melamed Architect and developed by AUM-NY, the project involved the repurposing of a former church and the construction of four new levels above, spanning 11,500 square feet and yielding six units. Sales have been finalized for all of the homes at the property, which is located at the corner of Harman Street and St. Nicholas Avenue.

Permits Filed for 132 West 134th Street in Harlem, Manhattan

Located between Malcolm X Boulevard and Adam Clayton Powell Jr. Boulevard, the lot is near the 135th Street subway station, serviced by the 2 and 3 trains. Wen Zhu is listed as the owner behind the applications.

The Alloy Block’s 505 State Street Approaches Completion in Downtown Brooklyn

At number 19 on our year-end countdown of the tallest buildings under construction in New York is 505 State Street, a 482-foot-tall residential tower in The Alloy Block complex in Downtown Brooklyn. Designed and developed by Alloy Development, the 44-story structure will yield 441 rental units, with 45 reserved for affordable housing, and will be fully powered by electricity. The five-building Alloy Block master plan will comprise a total of 850 units with 200 permanently affordable apartments, 100,000 square feet of Class A office space, 50,000 square feet of retail space, 500 bicycle parking spaces, two Passive House public schools designed by Architecture Research Office, and space for a local cultural institution. Urban Atelier Group is the general contractor for 505 State Street, which was formerly addressed as 100 Flatbush Avenue and is bound by Flatbush Avenue to the northeast, Third Avenue to the northwest, and State Street to the southwest.

Columbia University’s 600 West 125th Street Nears Completion in Manhattanville, Manhattan

Construction is nearing the finish line on 600 West 125th Street, a 34-story tower on Columbia University‘s Manhattanville campus. Designed by Renzo Piano Building Workshop and CetraRuddy Architecture and developed by the Trustees of Columbia University, the 403-foot-tall structure will span roughly 182,000 square feet and yield 142 residences for graduate students and faculty, as well as 5,000 square feet of retail space. LERA is the structural engineer, Thornton Tomasetti is the façade consultant, and Pavarini McGovern is the general contractor for the property, which is located at the corner of Broadway and West 125th Street, adjacent to the elevated 125th Street station serviced by the 1 train.

Located between Washington Street and West Street, the lot is near the Christopher Street-Sheridan Square subway station, serviced by the 1 train. Housing Works is listed as the owner behind the applications and current runs the Bailey House at that address, a six-story building used for congregate housing for the homeless and those dealing with HIV.

RAMSA’s Claremont Hall Wraps Up Construction in Morningside Heights, Manhattan

The 22nd-tallest building on our annual year-end countdown is Claremont Hall, a 466-foot-tall mixed-use tower currently completing construction at 100 Claremont Avenue in Morningside Heights, Manhattan. Designed by Robert A.M. Stern Architects along with SLCE Architects and interior designer CetraRuddy Architects, and developed by Lendlease, Daiwa House Texas, and LMXD, the 41-story structure spans 354,000 square feet and yields 165 condominium units in one- to four-bedroom layouts, as well as classrooms, office space, and faculty housing for Union Theological Seminary. The project also involves renovations to the school’s Hastings Hall by Beyer Blinder Belle. Corcoran Sunshine Marketing Group is leading sales and marketing and Lendlease is the general contractor for the property, which is located by the corner of Claremont Avenue and West 122nd Street.

65 4th Avenue Tops Out in Park Slope, Brooklyn

Construction has topped out on 65 4th Avenue, a ten-story residential building in Park Slope, Brooklyn. Designed by MHM Engineering PC and developed by Yisroel Greenfeld, the 100-foot-tall structure will span 25,458 square feet and yield 30 rental units with an average scope of 655 square feet, as well as 781 square feet of commercial space, a cellar level, and a 29-foot-long rear yard. Success Developers LLC is the general contractor for the property, which stands on an interior lot between Bergen Street and St. Mark’s Place.
