Borough Park-based B&H Management has filed applications for a four-story, eight-unit residential building at 594 Powell Street, in Brownsville. The project will measure 5,631 square feet and its residential units should average 663 square feet apiece, indicative of rental apartments. Reza Khamcy’s Great Neck, N.Y.-based Icon Engineering is the applicant of record. The 24-foot-wide, 2,411-square-foot property is currently vacant. The Junius Street stop on the 3 train is three blocks away.
A Queens-based property owner has filed applications for two four-story, three-unit residential buildings 42-17 and 42-19 74th Street, in northern Elmhurst. The buildings will each measure 4,180 square feet and, across both, the residential units should average 975 square feet apiece. In total, there will be four full-floor apartments and two double-floor duplexes. Amenities include four off-street parking spaces and laundry facilities. Xiaohong Zhao’s Queens-based Ameriland Brook is the architect of record. The 5,000-square-foot site is occupied by a two-story residential building. Demolition permits were recently filed. The Roosevelt Avenue-74th Street stop on the 7, E, F, M, and R trains is three blocks away.
The three-story building formerly home to Trinity Apostolic Church at 967 Bedford Avenue, on the corner of DeKalb Avenue in western Bedford-Stuyvesant, is set to be redeveloped into a four-story, eight-unit mixed-use building.
A development team that includes Procida Companies and The Church of God of East Flatbush has announced plans to build a 481-unit affordable residential project at 110 New Lots Avenue, in southern Brownsville. The project, dubbed Ebenezer Plaza, will take up the entire block, which is bound by Powell Street and New Lots, Sackman, and Hegeman avenues.
Brooklynites fear that Brownsville will be next on the gentrification train, but those fears have yet to become a reality. Still, investors are taking a hard look at the neighborhood, which is only a train stop away from increasingly pricey Crown Heights and Bushwick.
