Excavation work is underway on the site of a planned 12-story, 110-unit mixed-use building at 79 Avenue D, in the Alphabet City section of the East Village. The developer, L+M Development Partners, has also secured $52.8 million in construction financing. The latest building permits indicate the project will encompass 114,422 square feet and rise 120 feet above street level, not including the bulkhead.

Great Neck, N.Y.-based Kalico Group has filed applications for a four-story, two-unit residential building at 165 East 107th Street, in East Harlem. The townhouse will measure 5,656 square feet and rise on a vacant 17-foot-wide, 1,716-square-foot lot. One of the units will be located on the ground floor and the other unit will span the second, third, and fourth floors. There will also be a roof deck. Sion Hourizadeh’s Floral Park, N.Y.-based Sion Consulting Engineering is the applicant of record. The site has long been vacant, but it’s very likely it was once occupied by a four-story brownstone.

Construction is wrapping up on the six-story, 10-unit residential project under development at 313 West 117th Street, in Harlem. The structure can be seen in an update by Harlem+Bespoke. The latest building permits indicate the new building measures 11,910 square feet and rises 75 feet. The residential units should average 985 square feet apiece, which means either rentals or condominiums could be in the works. Walter Marin’s Midtown South-based Marin Architects is the architect of record and an anonymous Woodside-based company is the property owner. Occupancy can likely be expected in the coming weeks or months.
