Landmarks Unreceptive to Mega-Mansion Proposed for 11-15 East 75th Street, Upper East Side

For over a year now, Russian billionaire Roman Abramovich has been hoping to create a New York City mega-mansion for himself and his family. But he wants to live on the Upper East Side. So, that means working with what’s there. And that means an assemblage, not something from scratch or a large extant structure. Well, on Tuesday, the Landmarks Preservation Commission dealt a blow to his plans for 11-15 East 75th Street, billed as 15 East 75th Street in presentation materials.

Office Development Headed for 10 Eldridge Street in Chinatown

New residential developments are cropping up everywhere in Chinatown, but office projects in the lower Manhattan neighborhood are still few and far between. Yesterday, new building applications surfaced for a six-story office development at 10 Eldridge Street, half a block from the Manhattan Bridge.

Seven-Story Affordable Housing Complex Nears Topping Out at 410 Manhattan Avenue, Williamsburg

The sixth floor is under construction at 410 Manhattan Avenue, an affordable housing complex next to the Brooklyn-Queens Expressway in northern Williamsburg. Fifty units will take up 43,055 square feet of the seven-story, 52,065-square-foot building. A community room and parking for about 50 cars and 26 bicycles is also included within the scope. Prominent Williamsburg developer Simon Dushinsky of the Rabsky Group is in charge of the project, with HLS Builders Corp attached as the general contractor. Curtis + Ginsberg is the architect of record, and Rodkin Cardinale Consulting are listed as engineers.

32-Story, 300-Key Hotel and Retail Complex Filed at 255 West 34th Street, Garment District

In December of 2014, YIMBY revealed Cornell Realty Management’s plans for a 17-story, 180-key hotel at 245-247 West 34th Street, in Midtown’s Garment District. Those plans have since been discarded, as Cornell and Chetrit Group have divided up their 34th Street assemblage into two separate ownerships. Earlier this year, Cornell announced plans to build a four-story retail complex at 257-263 West 34th Street, and now Chetrit has filed applications for a 32-story, 300-key hotel building at 243-255 West 34th Street. The new building will encompass 155,594 square feet, of which 122,426 square feet will be used as commercial space.

Three-Story, Three-Unit Residential Project Planned at 1623 40th Street, Borough Park

Property owner Iskowitz Ernest has filed applications for a three-story, three-unit residential building at 1623 40th Street, in eastern Borough Park, located two blocks from the Ditmas Avenue stop on the F train. The new structure will encompass 7,616 square feet and its residential units should average a very spacious 1,904 square feet apiece, indicative of family-sized condominiums. There will be one apartment per floor and the project will be topped by an open roof terrace. Hudson Valley-based Thomas Kenneth is the applicant of record. The triangular 3,174-square-foot corner lot is currently vacant.

Excavation Begins on 19-Story, 157-Unit Mixed-Use Project at 1 Flatbush Avenue, Downtown Brooklyn

During the summer of 2015, YIMBY reported that demolition was competed on the two-story commercial building at 1 Flatbush Avenue, in Downtown Brooklyn. Now, excavation is underway for the planned 19-story, 157-unit mixed-use building replacing it, as seen in photos by Tectonic. The new structure will encompass roughly 170,000 square feet, 24,500 square feet of which will be used for retail space across the cellar through second floors. The rental apartments should average 793 square feet apiece, and 32 of them will rent at below market-rates through the housing lottery. Amenities include storage space for 79 bikes in the cellar, a fitness center, followed by entertainment lounges/recreation rooms, a library, a yoga room, all located on the third floor, and a rooftop terrace. Developers Slate Property Group and Meadow Partners landed a $110 million construction loan earlier this year. Goldstein, Hill & West Architects is behind the design. Completion is expected in 2017.

Exterior Construction Wraps on Seven-Story, 22-Unit Residential Building at 164 Attorney Street, Lower East Side

It was back in October of 2014 when the seven-story, 22-unit residential building topped out at 164 Attorney Street, on the Lower East Side. Bowery Boogie now reports construction has since been completed on the exterior of the 28,424-square-foot project, which is cladded with grey bricks punctuated by windows. There will be 3,600 square feet of retail space on the ground floor, and the rental apartments above should average 825 square feet apiece. Amenities includes private storage space, storage for 11 bikes, a six-car parking garage, and a rooftop terrace. An anonymous LLC is the developer and Newman Design Group is the architect of record. Completion is expected later this year.

Two-Family, Single-Family Houses Coming To 5-15 126th Street, College Point

Flushing-based property owner Tu Kang Yang has filed applications for two two-story residential buildings at 5-11 – 5-15 126th Street, on the northern end of College Point, in Queens. The building at 5-15 126th Street will measure 2,647 square feet and contain two full-floor apartment units, averaging 893 square feet apiece. The second house, at 5-11 126th Street, will measure 3,220 square feet, but will house a single family. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. Demolition permits were filed in December for the site’s existing two-story, single-family structure, along with an associated garage.

Queens’s Second Tallest Tower, Tower 28 at 42-12 28th Street in Long Island City, Tops Out at 58 Stories

In February, YIMBY brought you two construction updates on the nearly topped out 58-story, 477-unit residential tower at 42-12 28th Street, in the Queens Plaza section of Long Island City. The project, dubbed Tower 28, has since topped out at 647 feet above street level, per the Court Square Blog, becoming the second tallest building in Queens and the city’s tallest residential building outside of Manhattan. The 398,702-square-foot tower will eventually contain rental apartments that average 823 square feet apiece. The bottom portions of the structure host a 50-car parking garage, bike storage, and many other amenities, in addition to 5,878 square feet of ground-floor retail space. Heatherwood Communities is the developer and Goldstein, Hill & West Architects is behind the design. Completion is expected in 2017.
