Construction is now five stories above street level on the northern portion of the 11-story, 36-unit mixed-use complex under development at 528 West 28th Street, in West Chelsea. Progress on construction can be seen thanks to a photo posted to the YIMBY Forums. The 96,162-square-foot project, dubbed Jardim, will boast 11-story components along both the West 27th and West 28th street fronts. The tower portions will connect via a single-story base, which will include 6,490 square feet of retail space. The residential units, beginning on the second floor, will be condominiums and should average 2,489 square feet apiece. Centaur Properties and Greyscale Development Group are the developers. Sao Paulo, Brazil-based Isay Weinfeld is the design architect, while Hell’s Kitchen-based SBLM Architects is the executive architect. Completion is expected in 2017.
As mega-developer Related Companies finishes construction on its first buildings at Hudson Yards in Manhattan, the firm led by Stephen Ross is pushing forward with a small affordable development for veterans in northeastern Astoria, near the East River waterfront.

Progress on the structure can be seen thanks to photos posted to the YIMBY Forums. The tower will rise 598 feet to the top of its bulkhead and encompass 712,747 square feet. The project will incorporate much of the former six-story Eagle Electric Manufacturing building, which will serve as the tower’s base. Apartments will be located on the second through 54th floors, with amenities mostly on the ground through fourth floors. Rose Development is behind the project and SLCE Architects is the architect. Completion is expected late next year.
An anonymous Brooklyn-based LLC has filed applications for a four-story, 10-unit residential project at 62 Martense Street, in northern Flatbush. The building will measure 9,525 square feet, which means its residential units should average 953 square feet apiece. Based on the size of the average unit, the apartments could be either rentals or condominiums. Yevgeniy Mekhtiyev’s Brooklyn-based IMC Architecture is the architect of record. The 4,019-square-foot property is vacant. The site is located a few minutes from the Church Avenue stops on the B and Q trains or the 2 and 5 trains.
An anonymous Brooklyn-based LLC has filed applications for a six-story, eight-unit mixed-use building at 179 West End Avenue, located on the western end of Manhattan Beach in southern Brooklyn. The new building will measure 11,140 square feet. It will contain 1,185 square feet of medical space and 1,187 square feet of office space on the ground floor, followed by eight residential units across the second through sixth floors, plus a penthouse level. The apartments should average 990 square feet apiece. Zarina Kindo’s Brooklyn-based ARCON Studio is the architect of record. The 2,643-square-foot plot is occupied by a single-story structure. Demolition permits have not been filed.
