Late last year, YIMBY reported on applications for a seven-story, 23-unit mixed-use building at 97-30 64th Avenue, in Rego Park, two blocks from the subway stop at 63rd Drive on the M and R trains. Now, DNAinfo reports construction is underway, and a rendering has appeared at the site. The building will have condominiums, which will be on the smaller side, averaging 720 square feet. Community facility space will measure 4,000 square feet on the lower portion of the building. Rego Park-based Hang Chen, with CZK Realty LLC, are developing, and Flushing-based Tan Architect is designing.
The Hampshire Companies’ four-story, 104-unit residential complex at 221 Bergen Street, in Harrison, New Jersey — located a few blocks away from the PATH station — is now open for occupancy, according to Real Estate Weekly. CrownPoint Group is also a partner in the project, and the residential units will all be rentals. Ground broke on the project only a year ago. The building’s amenities include a lounge, fitness room, garage and storage areas, and a rooftop terrace.
Property owner Praim Singh has filed applications for a seven-story, 13-unit mixed-use building at 217 9th Street, in southern Gowanus, right around the corner from subway stops on the R, F and G trains. The building will measure 13,500 square feet in total, which includes a 2,990 square-foot medical facility on the ground floor. Residential units begin on the second floor and will average 808 square feet apiece. Peter Gee’s South Slope-based architectural firm is designing, and an existing three-story structure must first be demolished.
Property owner Maria Nicoletta has filed applications for a three-story, four-unit residential building at 28-40 45th Street, in eastern Astoria, five blocks from the M and R trains’ stop at 46th Street and Broadway. The building will measure just 3,111 square feet, boasting average units of 778 square feet. Great Neck-based Frank Petruso is the architect of record, and permits were filed last month to demolish a recessed single-family home.
Late last month, YIMBY brought you news of the mixed-use commercial conversion of the six-story former warehouse at 455 Jefferson Street, in northern Bushwick. Now, Dallas-based Lincoln Property Company and Boston-based Alcion Ventures have secured a $51.2 million loan for the project, according to Commercial Observer. The building will have offices on every floor and retail space at street level, which will total 122,697 square feet in rentable space. Work began last month, and completion is expected next June.
