Excavation Underway at 249 East 62nd Street on Manhattan’s Upper East Side

Excavation work is underway at 249 East 62nd Street, site of a residential tower on Manhattan’s Upper East Side. Developed by Zeckendorf Development with CM & Associates as the general contractor, the project has undergone some design modifications since our last update in early 2018, when renderings and plans for a Rafael Viñoly-designed 32-story, 510-foot-tall skyscraper were revealed. There is now a revised building diagram that depicts a roughly 27- to 28-story edifice with a tall ground floor, a tiered and multi-faceted crown, and an L-shaped footprint with frontage on both East 62nd Street and Second Avenue. Zeckendorf had hired INC Architecture & Design in late 2020 to redraw plans for a scaled down residence roughly 330 feet tall with 30 floors.

The Brooklyn Tower’s Façade Continues Ascent at 9 DeKalb Avenue in Downtown Brooklyn

Work is continuing on the topped-out Brooklyn Tower, a 1,066-foot residential supertall at 9 DeKalb Avenue in Downtown Brooklyn and number six on our December countdown. Designed by SHoP Architects and developed by JDS, the 93-story tower holds the title of the tallest structure in the Outer Boroughs that will yield 150 condominiums, 280 market-rate rentals, 120 affordable rentals, as well as a 100,000-square-foot retail podium bound by Flatbush Avenue Extension to the northeast, Fleet Street to the northwest, and DeKalb Avenue to the south. The Brooklyn Tower complex also includes the refurbishing and repurposing of the landmarked Dime Savings Bank of Brooklyn, which is being incorporated into the podium. Douglas Elliman is serving as the exclusive marketing, sales, and leasing agent. Thirty percent of rentals are designated as affordable housing units, and residences for purchase start over 500 feet above street level.

328 East 61st Street Completes Construction on Manhattan’s Upper East Side

Construction is now finished on 328 East 61st Street, a six-story office building for Memorial Sloan Kettering on Manhattan’s Upper East Side. Designed by Daniel Goldner Architects and developed by LaSalle Investment Management, the low-rise edifice is located between First and Second Avenues with an architectural height of 82 feet tall and 72 feet to its roof. Inside the reinforced concrete structure is 61,740 square feet of newly built space, of which 49,750 square feet is dedicated to community facilities. William Macklowe Company recently sold its interest in the building for $95 million in mid-July. Cauldwell Wingate was the general contractor, DeSimone Consulting Engineers was the structural engineer, and 2L Engineering, D.P.C. handled the MEPs for the project.
