The first rendering has been released for 24-01 Queens Plaza North, a 19-story residential tower in Long Island City, Queens. Designed by ODA New York and developed by New Empire Corporation, the building will house more than 100 condominium units ranging from studios up to two-bedrooms. The amenity offerings will include a penthouse resident lounge, communal outdoor spaces, on-site parking, and a fitness center. The lower levels of the building will also house an unspecified commercial volume.

Housing Lottery Launches for 205 Units at 23 West Street in Greenpoint, Brooklyn

The affordable housing lottery has launched for 23 West Street, a 14-story mixed-use building also addressed as 40 Oak Street in Greenpoint, Brooklyn. Designed by SLCE Architects, the structure yields 216 residences. Available on NYC Housing Connect are 205 units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $54,583 to $103,120.

Permits Filed for 134 Vanderbilt Avenue in Fort Greene, Brooklyn

Permits have been filed for an eight-story mixed-use building at 134 Vanderbilt Avenue in Fort Greene, Brooklyn. Located at the intersection of Myrtle and Vanderbilt Avenues, the lot is within walking distance of the Clinton-Washington Avenues subway station, serviced by the G train. Sebastian Mendez of Tankhouse Development is listed as the owner behind the applications.

Façade Installation Begins for Disney‘s New York Headquarters at Four Hudson Square in Hudson Square, Manhattan

Façade installation has begun on Four Hudson Square, Disney’s rising 22-story New York headquarters at 137 Varick Street in Hudson Square. Designed by Skidmore, Owings & Merrill and developed by Silverstein Properties, the 338-foot-tall structure will yield 1.2 million square feet of commercial space. The media giant purchased the rectangular full-block parcel from Trinity Church Real Estate for a total of $650 million, and Skanska was in charge of demolishing four old structures that once occupied the site. Lendlease is constructing the new headquarters, which is bound by Varick Street to the east, Spring Street to the south, Hudson Street to the west, and Vandam Street to the north.

7-9 East 30th Street Nears Completion in NoMad, Manhattan

Construction is wrapping up on 7-9 East 30th Street, a 227-foot-tall residential building in the Midtown, Manhattan neighborhood of NoMad. Designed by SWA Architecture and Efrain Perez, and developed by Castellan Real Estate Partners, the 23-story reinforced concrete edifice will yield 41,992 square feet with 54 residences and 2,142 square feet of ground-level retail space. The property is located between Madison and Fifth Avenues and is being built by Titanium Construction Services Inc.

Designed by Morris Adjmi Architects and developed by Ekstein Development and Pinnacle Real Estate, the 479-foot-tall reinforced concrete structure yields 70,000 square feet and 42 units. Sales for the homes are being handled by Reuveni Real Estate and average 1,700 square feet. The most affordable unit is a two-bedroom, 2.5-bathroom home measuring 1,677 square feet for $2,375,000, and the most expensive is a three-bedroom, 3.5-bathroom penthouse residence spanning 3,354 square feet for $9,995,000. 30 East 31st Street is located between Madison Avenue and Park Avenue South.

Excavation Progresses at 155-165 West 29th Street in Chelsea, Manhattan

Excavation has begun at 155-165 West 29th Street, the site of a 17-story self-storage facility in Chelsea, Manhattan. Designed by Mancini Duffy and developed by Highland Development Ventures LLC and The Davis Companies, which purchased the land in early 2021 for $62.5 million, the nearly 180,00-square-foot structure will stand 223 feet tall between Sixth and Seventh Avenues. Div West 29th Street LLC is the owner, Cauldwell Wingate is the contractor, and McNamara Salvia is the structural engineer for the project. Construction financing totals $84 million and was provided by Santander Bank, N.A. and United Overseas Bank.

New York City Council Reveals Next Phase of Park Avenue Malls Redesign in Midtown East, Manhattan

An 11-block stretch of Park Avenue in Midtown East may soon be transformed into a corridor of experiential galleries and venue spaces. According to New York City Council member Keith Powers, transformation of the Park Avenue Malls, a series of enclosed green spaces and traffic medians between 46th and 57th Streets along the avenue, is set to proceed to the next phase of project planning. This includes the retention of a landscape architect to create a master plan for project.
