Three-Story, Three-Family Residential Building Coming To 688 Lincoln Avenue, East New York

Brooklyn-based Ofer Prager has filed applications for a three-story, three-unit residential building at 688 Lincoln Avenue, in the far eastern reaches of East New York, located across from the five-tower, 1,525-unit Linden Plaza Apartments complex. The new building will measure 4,230 square feet and will contain 3,093 square feet of residential space. The full-floor residential units will average 1,031 square feet apiece and will probably be geared towards families. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record. Demolition permits were filed to remove the existing single-story home this past summer.


435 East 13th Street

First Look At Eight-Story, 114-Unit Mixed-Use Project At 435 East 13th Street, East Village

In the final days of 2014, YIMBY reported on applications for an eight-story, 114-unit mixed-use building at 435 East 13th Street (a.k.a 432-438 East 14th Street), in the East Village, and nearly a year later, crews demolished the site’s old two-story post office building. Now, EV Grieve has the first glimpse of the project, which will encompass 135,186 square feet and two buildings, per the latest filings. Located on both ends of the block-thru parcel, each building will feature 8,700 square feet of ground-floor retail space. The residential units will average 769 square feet apiece and 20 percent of them will rent at below market-rates. Benenson Capital Partners and Mack Real Estate Group are developing, and SLCE Architects is designing the project. Completion is anticipated for early 2017.

Two Four-Story, Eight-Unit Residential Buildings Filed At 1600 Eastern Parkway, Ocean Hill

Brooklyn-based Isaac Stern, doing business as an anonymous LLC, has filed applications for two four-story, eight-unit residential buildings at 1598-1600 Eastern Parkway, in southern Ocean Hill, located nine blocks south of the Rockaway Avenue Station on the A and C trains. Each one will measure 7,620 square feet in total, and they will have a combined total of 12,382 square feet of residential space. That means units will average 774 square feet apiece, although the top two units in each structure will be larger because those will have access to fifth-floor penthouses. Hudson Valley-based Kenneth Thomas is the applicant of record. The 40-foot-wide lot has been long-vacant.

Two years ago, the city upzoned a big vacant lot at 158-15 Union Turnpike, in the Hillcrest section of eastern Queens. Now a four-story, mixed-use rental building is under construction on the property between Parsons Boulevard and 160th Street, and YIMBY has renderings of the project.
