Developer Claudio Soifer has revealed fresh renderings of a new 12-story, mixed-use development in Park Slope, Brooklyn. Located at 167 Fourth Avenue and formerly referred to as 639 Degraw Street, the structure will replace several vacant lots.
The upcoming 29-story Margaritaville Resort at 560 Seventh Avenue is rising above Times Square and has already reached its main setback. YIMBY last checked in on the project back in early May, when it had just begun to ascend above street level. Sharif El-Gamal of Soho Properties is developing the site along with MHP Real Estate Services, and Stonehill & Taylor Architects is the designer. There will be a three-story restaurant, an outdoor swimming pool with plentiful seating and beach-themed motifs, and a rooftop bar called the LandShark Bar & Grill. The projected price for the resort hotel is expected to be around $300 million.
This week, the New Museum announced plans for a second building that will nearly double the institution’s footprint to 115,277 square feet at 235 Bowery on the Lower East Side. The structure, designed by OMA’s Shohei Shigematsu and Rem Koolhaas in collaboration with Cooper Robertson, will rise 174 feet between Prince Street and Stanton Street. At seven stories high, the new development will dedicate three floors to gallery space, along with a cafe, bookstore, offices, community and education programs, art storage, and terraces concealed in triangular cutouts on the top three levels.
Permits have been filed for a seven-story mixed-use building at 171 Calyer Street in Greenpoint, Brooklyn. Located between Lorimer Street and Manhattan Avenue, the lot is three blocks south of the Greenpoint Avenue subway station, serviced by the G train. Salomon Cojab of Visabe Corporation is listed as the owner behind the applications.
The first official DOB applications have been filed for JPMorgan’s new 57-story supertall office tower at 270 Park Avenue in Midtown East, Manhattan. YIMBY last reported on the 270 Park Avenue site when developer JPMorgan Chase filed a text amendment with City Planning for a tower designed by Foster + Partners Architects. Located between East 47th Street and East 48th Street, the lot is five blocks north of Grand Central Station, serviced by Metro North, as well as 4, 5, 6, 7, and S trains.
