Six-Story, 25-Unit Residential Project Planned at 469 Newark Avenue, Jersey City

Morris County, N.J.-based K.D. Properties is planning to develop a six-story, 25-unit residential project at 469 Newark Avenue, located on the corner of Waldo Avenue in the Journal Square section of Jersey City. The new building will also include a 25-car parking garage on the ground floor, Jersey Digs reported. The Jersey City Board of Adjustments originally approved the project back in 2008, although it only recently received a tax exemption that will expire within five years. The site, which traded hands for $800,000 in 2015, is currently vacant. Construction is expected to be complete by early 2018.

A Queens-based property owner has filed applications for a four-story, seven-unit mixed-use building at 161-09 72nd Avenue, in Pomonok, Queens. The project will measure 9,487 square feet and will feature a 1,573 -square-foot community center on the ground floor. The residential units across the rest of the building, which includes an upper penthouse level, should average 769 square feet apiece, indicative of rental apartments. Bayside-based ABC Engineering is the applicant of record. The 26-foot-wide, 2,470-square-foot lot is occupied by a two-story house. Demolition permits have not been filed.

Three-Story, Six-Unit Residential Project Coming to 1058 62nd Street, Dyker Heights

A Brooklyn-based property owner has filed applications for a three-story, six-unit residential project at 1058 62nd Street, located in the northern end of Dyker Heights. The new building will measure 7,080 square feet and its residential units should average 885 square feet apiece. It’s unclear whether the apartments will be rentals or condominiums, but laundry facilities will be provided. Brooklyn-based A Pus Design & Remodeling is the architect of record. The 40-foot-wide, 4,000-square-foot plot is occupied by a two-and-a-half-story house. Demolition permits have not been filed.


320 West 36th Street

Façade Installation Underway on 26-Story, 249-Key Crowne Plaza Hotel at 320 West 36th Street, Garment District

Façade installation is now in the final stages on the 26-story, 249-key Crowne Plaza hotel under construction at 320 West 36th Street, in the Garment District section of Midtown. Progress on the structure can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the hotel measures 119,039 square feet and stands 246 feet to its roof, not including the bulkhead. A restaurant will be located on the ground and cellar levels, while hotel rooms will be located on the second through 26th floors. Raber Enterprises is the developer and Stonehill & Taylor Architects and Planners is behind the design. Opening can probably be expected next year.
