The 11-story, six-unit mixed-use building under development at 239 Tenth Avenue, located on the corner of West 24th Street in West Chelsea, is now four stories above street level. The progress report comes from Curbed, and the site has been decorated with murals by local artist Rivka Katvan. Dubbed The Getty, it will eventually encompass 54,662 square feet, featuring 13,437 square feet of commercial space across the cellar through second floors, followed by two duplex units spanning the third and fourth floors, a single apartment per floor on level five through nine, and a duplex penthouse on the 10th through 11th floors (also featuring a roof terrace). The units, averaging 4,674 square feet apiece, will be condominiums. Victor Group and SHVO, are the developers, and Peter Marino is the architect. Completion can be expected in 2017. Queens-based Ghotra Property has filed applications for two four-story, seven-unit mixed-use buildings at 114-01 – 114-05 Atlantic Avenue, in Richmond Hill. From west to east, they will measure 8,625 square feet and 7,680 square feet, respectively. Both will feature a 681-square-foot retail unit on the ground floor, followed by seven residential units across the rest of each structure. Across the entire development, the residential units should average 852 square feet apiece, indicative of rental apartments. Amenities include a total of three off-street parking spots. Manish S. Savani’s Briarwood-based architectural firm is the architect of record. The 50-foot-wide, 4,979-square-foot assemblage, at the corner of 114th Street, is currently occupied by two single-story commercial-retail buildings. Demolition permits have not been filed. The site is located four blocks from the 111th Street stop on the J train.
In Maspeth, Midtown South-based Shimon Properties has filed applications to build a three-story, three-unit residential building at 61-47 56th Avenue, and to redevelop the two-story, single-family house at 61-49 56th Avenue into a two-family apartment. The ground-up building will measure 4,011 square feet, while the existing one is being expanded by 269 square feet. Across both, the full-floor residential units should average 908 square feet apiece. David Nagan’s Fresh Meadows, N.Y.-based King David Architecture is the architect of record. The 51-foot-wide, 5,049-square-foot lot is solely occupied by the two-story house. The site is located immeadiately off Exit 18 on the Long Island Expressway/Queens Midtown Expressway.
Property owner Rong Wu, head of Brooklyn-based The Style Development LLC, has filed applications for a seven-story, 15-unit residential building at 1721 West 6th Street, in northern Gravesend. The structure will encompass 17,976 square feet and its residential units should average 901 square feet apiece. It’s not known if the apartments will be rentals or condominiums. Amenities include a 12-car parking garage on the ground and cellar levels, and a rooftop recreational area. Harry Hong’s Chinatown-based H2 Consulting is the applicant of record. The 40-foot-wide, 4,000-square-foot plot is currently occupied by the partially demolished remains of a single-story structure. Permits were filed in March to remove the remnants. The Kings Highway stop on the N train is located three blocks away.
A four-story, eight-unit residential building under construction at 173 Morningside Avenue, located between West 126th and 127th streets in Harlem, is now three stories above street level. The progress can be seen in a photo posted by Harlem+Bespoke. The structure will eventually measure 5,625 square feet and its residential units should average 562.5 square feet apiece, indicative of rental apartments. Each floor of the structure will host two apartments. Floral Park, N.Y.-based property owner Tony Kohan is the developer, and Roslyn, N.Y.-based Shahriar Afshari is the applicant of record. The project is rising on a 25-foot-wide, 1,875-square-foot plot which is able to accommodate, 7,500 square feet of residential development. In other words, once complete, the property will retain 3,000 square feet of air rights. Completion can probably be expected closer to 2017.
