Eight-Story, 15-Unit Residential Project Rises to Fourth Floor at 42-83 Hunter Street, Long Island City

Construction is now four stories up on the eight-story, 15-unit residential project under development at 42-83 Hunter Street, in the Queens Plaza/Court Square section of Long Island City. Progress can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the new building will measure 15,948 square feet and stand 81 feet in height to its roof. The residential units will be located on the ground through eighth floors and should average 822 square feet apiece. It’s unclear if the apartments will be rentals or condominiums. The Lions Group is the developer and Jon Yung’s Flushing-based MY Architect is the architect of record. Completion is expected in early 2017.


1049 Dahill Road

Two-Story, 4,300-Square-Foot Retail Building Coming to 1049 Dahill Road, Mapleton

Property owner Nachman Mechlovitz, head of Lazer Marble and Granite Corp., has filed applications for a two-story, 4,327-square-foot retail building at 1049 Dahill Road, in Mapleton. The ground and second floors will be used for retail space, likely for Mechlovitz’s business, which is located next door. The building will also have a three-car parking garage and storage space in the cellar. Hudson Valley-based Kenneth Thomas is the applicant of record. The 60-foot-wide, 6,000-square-foot plot is occupied by a dilapidated single-story warehouse. Demolition permits have not been filed.


716 Beach Avenue

Four-Story, 10-Unit Residential Project Planned at 716 Beach Avenue, Soundview

Building permits have been granted for a four-story, 10-unit residential project at 716 Beach Avenue, in the East Bronx’s Soundview section. The new building will measure 10,372 square feet and its residential units should average 821 square feet apiece, indicative of rental apartments. Scarsdale, N.Y.-based L&R&G Contractors Corp. is the property owner and Pelham, N.Y.-based Fred Geremia Architects & Planners is the architect of record. The 37-foot-wide, 3,750-square-foot lot is currently occupied by a two-story house. Demolition permits were filed earlier this year.


181 North 7th Street

Five-Story, Nine-Unit Mixed-Use Building Filed at 181 North 7th Street, Williamsburg

An anonymous Brooklyn-based LLC has filed applications for a five-story, nine-unit mixed-use building at 181 North 7th Street, in northern Williamsburg. The project will measure 14,523 square feet. It will include a 1,972-square-foot medical office on the ground and cellar levels, followed by residential units on the second through fifth floors. The apartments should average 891 square feet, which means either rentals or condos could be in the works. Michael Avramides’s Midtown East-based architecture firm is the architect of record. The 50-foot-wide, 5,000-square-foot lot is occupied by a two-story residential building. Demolition permits were recently filed.
