The development will contain 18 units spread across 12,914 square feet of space, which translates into an average apartment of 717 square feet. Mohammad Badaly’s Mount Vernon-based Badaly Architects is the applicant of record.

Seven-Story, 22-Unit Mixed-Use Building Filed At 36-37 31st Street, Long Island City

On the heels of filings for a 20-unit mixed-use building at 36-31 31st Street in Long Island City, another project is now set to rise next door. Yesterday, Thomas Zoitas filed applications for a seven-story, 22-unit mixed-use project at 36-37 31st Street. The building will measure a total 21,412 square feet, which includes 6,035 square feet of commercial space on the ground and second stories. Apartments will average nearly 700 square feet each, and the N and Q trains’ stop at 36th Avenue is at the intersection to the north. Anthony Morali’s Midtown-based Morali Architects is the architect of record, and an existing three-story building must first be demolished.

Four Stories, Six Residential Units Planned At 41-10 69th Street, Woodside

Jiang Xiang Gao, operating under an anonymous LLC, has filed applications for two four-story, multi-family residential buildings at 41-10 – 41-12 69th Street, in southern Woodside, two blocks south of the 7 train’s stop at 69th Street. The development will total six residential units — three in each building — spread across 6,640 square feet, which means apartments will average 1,107 square feet apiece. Robert Lin’s Flushing-based A&T Engineering is the applicant of record, and demolition permits for the existing two-story house were filed in August.

Five-Story, Three-Family Residential Building Coming To 371 13th Street, Park Slope

Susan Miller, operating as the Miller Family Trust, has filed applications for a five-story, three-unit residential building at 371 13th Street, in southern Park Slope, four blocks south of the 7th Avenue stop on the F and G trains. The building will measure 4,984 square feet, which means units will average a spacious 1,661 square feet each. Marc Albertin’s Financial District-based Plainspace Inc. is the applicant of record, and demolition began on the existing wood-frame house over the summer.

Renovation For 15-Story, 320,000 Square-Foot Office Building At 30 Montgomery Street, Jersey City

Onyx Equities and Rubenstein Partners are renovating the 15-story, 320,000 square-foot office building at 30 Montgomery Street, in Jersey City’s waterfront district. According to Real Estate Weekly, the overhaul will include a glassy new two-story lobby, an updated façade, along with other improvements. The makeover is expected to be complete in December of 2015, and Cushman & Wakefield is marketing the building’s available space.
