A schematic drawing has been revealed of the six-story, 15-unit residential building planned at 303 West 137th Street, in Harlem. Demolition is also underway on the site’s former three-story townhouse, Harlem+Bespoke reports. The project is technically an expansion of the existing building and the foundation will be retained. The project will have 14,324 square feet of residential space, which means the units should average 955 square feet apiece. ICER Real Estate is the developer and SRA Architecture + Engineering is the architect of record. Completion is expected in the first half of 2017.

Two Three-Story, Two-Family Houses Coming To 40-44 Gleane Street, Elmhurst

A Queens-based property owner has filed applications for two three-story, two-unit residential buildings at 40-44 – 40-48 Gleane Street, in northern Elmhurst. The buildings will each measure 2,418 square feet and, across both, the residential units should average 862 square feet apiece. Each unit will also feature a single off-street parking space. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 86-foot-wide, 4,596-square-foot assemblage is currently occupied by two two-story houses. Demolition permits were filed in April. The 82nd Street-Jackson Heights stop on the 7 train is two blocks away.

Foundation Work Underway For Eight-Story, 16-Unit Mixed-Use Project At 21-10 44th Drive, Long Island City

Foundation work is now underway on the eight-story, 16-unit mixed-use building under development at 21-10 44th Drive, in Long Island City’s Court Square section. A photo of the site can be seen in an update by The Court Square Blog. The project will eventually encompass 22,328 square feet and rise 80 feet above street level to its roof. There will be 2,710 square feet of commercial-retail space on the ground floor and the residential units above should average 1,018 square feet apiece. The retail and residential units will all be condominiums. Kora Developers and BK Developers are the developers, and Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect. Completion is expected in late 2018, per on-site signage.
