Reveal for Six-Story, 10-Unit Mixed-Use Project at 501 Myrtle Avenue, Clinton Hill

A rendering has been revealed of the six-story, 10-unit mixed-use building planned at 501 Myrtle Avenue, located on the corner of Ryerson Street in Clinton Hill. The image was spotted on-site by the Myrtle Avenue Brooklyn Partnership. The latest building permits indicate the project, technically an expansion of the existing single-story building, will measure 13,088 square feet. It will include 1,882 square feet of commercial-retail space on the ground and cellar levels. The residential units above should average 690 square feet apiece, indicative of rental apartments. Amenities include storage for five bikes, a “recreation room” on the second floor, a rooftop terrace. The developer is operating as an anonymous LLC and Raymond Chan’s Flushing-based architectural firm is designing.

Three-Story, Four-Unit Residential Project Planned at 174A Beach 111th Street, Rockaway Park

Property owner Kenneth Rudden has filed applications for a three-story, four-unit residential building at 174A Beach 111th Street, in Rockaway Park. That’s a neighborhood along the Rockaways in Queens. The project will measure 3,740 square feet and its residential units should average 935 square feet apiece, which means either rentals or condominiums could be in the works. The ground floor will contain parking for four cars. It will be subject to flooding and purposefully doesn’t include living space. Financial District-based CSA Group is the architect of record. The project will be constructed as part of the Build It Back program, which funds the rebuilding of residential structures destroyed or demolished after receiving damage from Hurricane Sandy. The 6,000-square-foot site is currently vacant.

Memorial Sloan Kettering Cancer Center's David H. Koch Center for Cancer Care

Memorial Sloan Kettering’s David H. Koch Center for Cancer Care Rises to Fourth Floor, 530 East 74th Street, Upper East Side

Memorial Sloan Kettering Cancer Center’s (MSKCC) 22-story, 779,832-square-foot portion of the David H. Koch Center for Cancer Care, under construction at 530 East 74th Street on the Upper East Side, is now four stories above street level. Work was solely underway on the foundation when YIMBY reported on the project in January.  The latest construction progress can be seen thanks to photos posted to the YIMBY Forums by Tectonic. Work appears to still be below grade on City University of New York’s (CUNY)/Hunter College School of Nursing’s 16-story, 750,000-square-foot portion at 524 East 74th Street. MSKCC’s portion will focus on the treatment of various forms of cancer, while CUNY’s portion will focus on research and physical therapy. Perkins Eastman and Ennead Architects are designing the project, and a recent rendering is below. Completion is expected by 2018, with opening scheduled for 2019.
