Permits Filed For Eight-Story Mixed-Use Building At 2171 Frederick Douglass Boulevard, Harlem

B Plus Realty has filed permits to construct a new apartment building on a vacant lot at 2171 Frederick Douglass Boulevard in Harlem. That’s between 117th and 118th Streets. The eight-story, 85-foot-tall building would have 13,832 square feet. Residential square footage would be 12,556 square feet for 14 units, meaning they would average about 897 square feet. There would be two apartments each on floors two through eight. The cellar would contain laundry, plus parking for seven bicycles. The first floor would contain 1,276 square feet of retail. Architect Raul Cabato is the applicant of record.

Ceruzzi Hopes To Begin Construction At 520 Fifth Avenue Next Spring

Developer Louis Ceruzzi has already begun demolition work at his property at 520 Fifth Avenue. We now know that construction will begin before New Years on the 71-story Handel Architects-designed tower, courtesy of an interview Ceruzzi gave to the Commercial Observer. In the interview, he also gave an update on his development at 147 East 86th Street. He said there is much work to be done relating to the Second Avenue Subway project, but real work should start in March.

Two-Family Home Planned At 147-53A 231st Street, Brookville

Permits have been filed to construct a new two-family home at 147-53A 231st Street in the Brookville section of Queens. The house would be 21-feet-tall with the two units spread across 2,726 square feet. That would mean an average unit size of 1,363 square feet. Each floor would have one unit and the first floor unit would also have access to the cellar. The Schedule A seems to indicate one parking space on the property. It is not near a subway line, but the Q111 and Q114 bus lines can be picked up less than a block away on 147th Avenue. Both Idlewild Park and Brookville Park are in close proximity. Sam Muratov is apparently the developer with Queens-based Russell L. Dance III the applicant of record. An existing 1.5-story home must be demolished.

Toll Brothers Files Permits For 210-Foot Mixed-Use Building At 91 Leonard Street

Back in the winter, Toll Brothers closed on a property at 351 Broadway, at Leonard Street, in TriBeCa. Now we know what they want to do with it. According to filings, the plan is for a 210-foot, 19-story building at 91 Leonard Street. The building, which would wrap around on to Broadway, would cover a total of 160,845 square feet. There would be 153,047 square feet of residential space for 112 units, making for an average size of about 1,366 square feet.
