Each will measure 3,119 square feet and their full-floor residential units should average a family-sized 1,040 square feet apiece. Across both houses, there will be four off-street parking spaces, two of which will be enclosed in separate 300-square-foot garages. Xiaohong Zhao’s Queens-based Ameriland Brook is the applicant of record. The 62-foot-wide, 5,938-square-foot lot is currently occupied by a two-story house. Demolition permits were filed in June.

It will measure 8,867 square feet and its residential units should average 682 square feet apiece, indicative of rental apartments. Suresh Manchanda’s Flushing-based L&C Associates is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a two-story townhouse. Demolition permits were filed in March. The Wilson Avenue stop on the L train is located two blocks away.

27-Story, 168-Unit Mixed-Use Project Tops Out at 27-19 44th Drive, Long Island City

Construction on the 27-story, 168-unit mixed-use building under development at 27-19 44th drive, in the Court Square section of Long Island City, has topped out 282 feet above street level. Photos of the structure have been posted to The Court Square Blog. The news comes after construction was only up to the ninth floor in May. The latest building permits indicates the project, dubbed Watermark Court Square, measures 152,144 square feet. There will be 2,756 square feet of retail space on the ground floor, followed by rental apartments averaging 731 square feet apiece. The building’s residential amenities were listed in one of YIMBY’s earlier posts. Twining Properties is the developer, with Handel Architects designing. Completion is expected in the summer of 2017.

Elmhurst-based property owner Song Lin, doing business as an anonymous LLC, has filed applications for seven three-story, three-unit residential buildings at 89-26 – 89-40 43rd Avenue, in Elmhurst. Individual building permits have only been filed for five buildings, and they will measure between 3,940 square feet and 4,074 square feet. Across the development, the full-floor residential units should average 991 square feet apiece. Each building will come with laundry facilities in the cellar and two off-street parking spaces. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. The 150-foot-wide, 15,025-square-foot property is currently occupied by a two-story building. The Elmhurst Avenue stop on the M and R trains is four blocks away.
