Four-Story, Four-Unit Building Filed At 1245 42nd Street, Borough Park

Yesterday, a seven-unit residential building was filed at 1241 42nd Street, in northern Borough Park, and now the same developer, Mayer Meisels, has filed applications at the adjacent lot at 1245 42nd Street. Per the newest application, plans call for a four-story, four-unit building, with units measuring an average 1,100 square feet. Kenneth Thomas is the applicant of record, and the existing two-story, two-unit structure must first be demolished.

Four-Story Mixed-Use Commercial Building Planned At 212-12 Northern Boulevard, Bayside

Property owner Won Chong Kim has filed applications for a four-story, 19,060 square-foot mixed-use commercial building at 212-12 – 212-14 Northern Boulevard, in central Bayside. The 50-foot-tall structure will have retail space on the ground floor, offices on the second, and health care facilities on the third and fourth floors. Sokwon Im’s Doric Consulting is the applicant of record, and excavation has already begun at the site.


840 Fulton Street

Seven-Story Mixed-Use Building Revealed At 840 Fulton Street, Clinton Hill

Applications have recently been approved by the DOB for a seven-story, 39-unit mixed-use building at 840 Fulton Street, in southern Clinton Hill, and now Brownstoner has the reveal for the Kutnicki Bernstein-designed project. The Daten Group is developing, and the 20,755 square-foot building will include 1,400 square feet of retail on the ground floor. The existing gas station was approved for demolition in May.

The permitting process surrounding high-profile projects is becoming increasingly convoluted, with ‘dummy filings’ now commonly submitted prior to actual new building applications. This is particularly true at 217 West 57th Street, which still doesn’t have any on-site renderings. But luckily some new supporting documents have been filed with the city, revealing what appear to be the actual height numbers for the tower’s parapet and roof, confirming it will become the country’s tallest building.
