Rockrose and the Battery Park City Authority (BPCA) have reached a new agreement to retain existing affordable units at Tribeca Pointe at 40 to 50 percent area median income through 2069. Prior to this agreement, the term of the 70 affordable units was set to expire by 2029.
Permits have been filed for an eight-story residential building at 521 West 134th Street in West Harlem, Manhattan. Located between Broadway and Amsterdam Avenue, the lot is near the 137 Street – City College subway station, serviced by the 1 train. Haussmann Development is listed as the owner behind the applications.
The affordable housing lottery has launched for 524 Ocean View Avenue, a five-story residential building in Brighton Beach, Brooklyn. Designed by Zproekt and developed by Raymond Guindi, the structure yields 22 residences. Available on NYC Housing Connect are eight units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $63,429 to $167,570.
Construction is complete on 28&7, a 12-story office building at 322-326 Seventh Avenue in Chelsea. Designed by Skidmore, Owings & Merrill and developed by Corem and GDSNY, the reinforced concrete superstructure yields 105,000 square feet of office space marketed by CBRE. Triton Construction was the general contractor for the project, which is located at the corner of West 28th Street and Seventh Avenue, directly above the 28th Street subway station, servicing the local 1 train. The developers are aiming for LEED Gold and WELL certifications.
Leasing is now underway at One Clinton Park, a new 28-story mixed-use tower with 352 rental units. Located at 55 Clinton Place in New Rochelle, One Clinton Park is RXR Realty’s latest development in the city’s downtown neighborhood and is on track to open this spring.
