An anonymous Brooklyn-based LLC has filed applications for a six-story, 12-unit residential building at 373 East 157th Street, in the South Bronx’s Melrose section. The project will measure 10,083 square feet and its residential units should average 641 square feet apiece, indicative of rental apartments. Amenities include laundry facilities and bike storage. Luis Depasquale’s Cronton-on-Hudson,N.Y.-based firm LMD Architect is the architect of record. The 2,493-square-foot lot is currently occupied by a two-story brick building. Demolition permits haven’t been filed. Metro-North Railroad’s Melrose station is located five blocks north.
The city is gearing up to rezone a 73-block stretch of Jerome Avenue in the Bronx, and politicians, activists, and members of local community boards spoke in frustrated tones last Thursday during the first public meeting on what promises to be one of the most controversial neighborhood plans of Mayor de Blasio’s time in office. Major players from the south and west Bronx offered opposing views on who should benefit from new housing and on whether Jerome’s hundreds of auto shops should remain.
Renderings have been revealed of the proposed 20-story, 238-key Hilton Hotel located behind the Main Station Hoboken Post Office building at 89 River Street, in Hoboken. The tower would rise on the parking lot behind the post office along Sinatra Drive, Jersey Digs reported. The hotel would feature a restaurant & bar, a 6,000-square-foot rooftop venue, a fitness center, and a 6,000-square-foot business center. A small retail component is included in the plans. The post office would also get a renovation and an underground garage if the hotel plans proceed. Philadelphia-based KMS Development Partners is the developer and Cooper Carry Associates is behind the architecture. The city’s Planning Board must approve the project.
A vacant lot in the far-flung southeastern Bronx neighborhood of Soundview is set to be redeveloped. The non-profit Institute for Children, Poverty and Homelessness plans to develop a six-story supportive housing project at 1600 Randall Avenue, at the edge of NYCHA’s Soundview Houses and Soundview Park.
The New York City School Construction Authority (SCA) has filed for yet another public school project, this time at 278 59th Street, located on the corner of Third Avenue in southern Sunset Park. The five-story school, called P.S. 746-K, will measure 98,240 square feet and stand 74 feet above street level. It will feature offices and classrooms throughout all five floors. The cafeteria will be located in the cellar, while the library, auditorium, and gymnasium will be on the ground floor. Another library will be on the fifth floor, and a playground will be adjacent to the building outside. An architect wasn’t listed on the application. The 47,000-square-foot assemblage is currently vacant. YIMBY has reported on four public school projects filed by the SCA within the past week.
