Foundation Work Underway for Eight-Story, Six-Unit Residential Project at 313 West 121st Street, Harlem

It was back in May of 2014 that YIMBY revealed a rendering of the planned eight-story, six-unit residential building at 313 West 121st Street, in Harlem. Now, foundation work is underway at the site, although the structure has yet to rise above street level, Harlem+Bespoke reported. The latest building permits indicate the project will measure 11,616 square feet. Its residential units should average 1,625 square feet apiece, indicative of condominiums, and a terrace will be located on the roof. Bestrow Realty is the developer and NoMad-based Soluri Architecture is behind the design. Completion is expected in early 2018.


3 East 3rd Street

Seven-Story, Five-Unit Mixed-Use Building Filed at 3 East 3rd Street, East Village

The Brooklyn-based development and design firm Barrett Design has filed applications for a seven-story, five-unit mixed-use building at 3 East 3rd Street, on the western end of the East Village, a few steps from Bowery. The new building will measure 17,520 square feet. It will host 3,135 square feet of retail space across the cellar, the ground floor, and an upper mezzanine level. There will be full-floor residential units on the second through fifth floors, followed by a duplex penthouse on the sixth and seventh floors. The penthouse will sport an exclusive roof terrace. Private residential storage space will be available to all units. Averaging 2,101 square feet apiece, the apartments will very likely be condos. The 40-foot-wide, 3,055-square-foot lot is occupied by a three-story commercial building. Permits were filed in August to demolish it.


444 Park Avenue South

Construction Wraps on 19-Story, 190-Key SLS Hotel Conversion at 444 Park Avenue South, Midtown South

Construction appears to be nearly done on the 19-story redevelopment project underway at 444 Park Avenue South, located on the corner of East 30th Street in Midtown South. The construction progress can be seen thanks to photos snapped by Tectonic. The former 13-story office building has been expanded by six stories and redeveloped into a 190-key SLS Hotel. It contains 86,973 square feet of commercial space, which means the hotel suites should average 458 square feet apiece. Hotel amenities include a restaurant on the ground floor, a fitness center, meeting rooms, and an outdoor lounge on the 14th floor. Moin Development and SBE are the developers. Nobutaka Ashihara’s Financial District-based architecture firm is behind the design. Opening is expected next spring.
