Vacant lots along Broadway, on the border between Bushwick and Bedford-Stuyvesant, serve as a reminder of when both neighborhoods were victims of neglect and abandonment. But they are quickly disappearing. Plans were filed over the weekend for a five-story apartment building at 766 Decatur Street in Bedford-Stuyvesant, between Broadway and Thomas S. Boyland Street. New building applications call for 10 apartments and 5,500 square feet of residential space, for tiny apartments averaging 550 square feet apiece. Each floor would have two apartments, and the top floor would host a pair of duplex penthouses.
Last week, YIMBY profiled the development site at 44-46 Purves Street, a.k.a. 28-27 Thomson Avenue, in the Court Square section of Long Island City. Currently, plans for the site call for a seven-story, 33-unit residential building. Within the last few days, a rendering has been posted on the site’s construction fence, per The Court Square Blog.
An anonymous Queens-based LLC has filed applications for a four-story, six-unit residential building at 191 Withers Street, in northern Williamsburg. The project will measure 6,325 square feet and its residential units should average 627 square feet apiece, indicative of rental apartments. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 41-foot-wide, 2,418-square-foot property is occupied by a two-story house. Demolition permits have not been filed.
Large new residential projects don’t happen often in the Rockaways, where most neighborhoods are zoned for small apartment buildings and one- and two-family homes. But one developer is planning a nine-story, mixed-use building at 1-37 Beach 116th Street in Rockaway Park, steps from the boardwalk and the ocean.
Apartments are finally taking shape on a long-vacant lot at the corner of Kent and West streets, along the Greenpoint waterfront. Tectonic swung by the site at 44 Kent Street to bring us an update on the project, which is one of several new buildings rising in this former industrial neighborhood.
