Last October, we announced a proposal for a seven-story mixed-use building at 71-66 Parsons Boulevard in eastern Queens, put forth by Bi Yuan Chen of Parsons Tower LLC. Quite a lot has been done on the 55-unit project since then, and structural completion is very close. Facade work is expected to start in the near future. Zhong Wang Construction Inc. is listed as the general contractor.
The 16-story apartment building at 41-21 28th Street, rising half a block north of Queens Plaza, appears ready to receive exterior cladding, as indicated by scaffolds that wrap the structure. The building had risen three stories when we last provided an update in April. After rising at a pace of two-and-a-half floors per month, it was topped-out in September. The project is developed by All Year Management and designed by architect Karl Fischer.
A rendering has been revealed of the proposed eight-story, 49-unit mixed-use project at 5108 Fourth Avenue, located on the corner of 51st Street in Sunset Park. The rendering comes as the project was recently approved by Community Board 7 as part of the city’s Uniform Land Use Review Procedure (ULURP), Brooklyn Daily reported. If all approvals are granted, the new building would feature Brooklyn Public Library’s new Sunset Park branch, measuring 21,000 square feet. There would be 49 affordable rental residential units on the floors above, ranging from studios to three-bedrooms.
Construction appears to have been completed on the seven-story, 23-unit mixed-use project at 227 Grand Street, located on the corner of Elizabeth Street in Chinatown. The project is a redevelopment of three existing commercial structures that stood two or three stories in height. The expanded structure contains 6,929 square feet of commercial space, consisting of retail on the ground and second floors, in addition to office space also on the second floor. The residential units, across floors three through seven, should average 574 square feet apiece, indicative of rentals.
Big, mixed-use developments are slowly reshaping Queens Boulevard in Elmhurst, which is one of Queens’s fastest growing neighborhoods, after Flushing and Long Island City. Now, a new seven-story, mixed-use building is headed for 84-18 Queens Boulevard, in the heart of the area’s Chinatown.
