Construction Wrapping on 10-Story, 27-Unit Residential Conversion at 11 Beach Street, TriBeCa

Construction is now wrapping on the transformative 27-unit conversion underway at the 10-story former office building at 11 Beach Street, in TriBeCa. YIMBY can now bring you a photo of the nearly completed project, courtesy of prolific photographer Tectonic. The apartments, which will be condominiums, should average a spacious 3,976 square feet apiece. They will range from three- to five-bedrooms, some of which will come in townhouse-style and penthouse configurations. Amenities include a fitness center, a children’s playroom, an inner courtyard, a landscaped roof deck, and storage space for 14 bikes. Some of the apartments will also feature their own pool. YIMBY revealed renderings of the BKSK Architects-designed project in 2014. Thomas Juul-Hansen is crafting the interiors and HFZ Capital is the developer. Occupancy can probably be expected in the coming months.


The Muse at Grant Avenue

Work Begins on Five-Story, 90-Unit Mixed-Use Development at 662 South 2nd Street, Plainfield, New Jersey

Excavation work is now underway for a mixed-use project on the long-vacant 4.97-acre brownfield site at 662-758 South 2nd Street, in the North Jersey city of Plainfield. That’s in Union County. Under development is a five-story, 90-unit residential building, dubbed The Muse at Grant Avenue, and a single-story, 44,000-square-foot commercial building that will be leased to ABC Supply Company, according to NJBIZ. The units will range from one- to three-bedrooms, and below-market rate units are also included. Amenities include a parking garage, a fitness center, and a community room. The commercial building will serve as a distribution facility, featuring a staging area and 4,000 square feet of accessory office space. J.G. Petrucci Co. Inc. and TD + Partners are the developers. Completion on ABC Supply’s facility is expected later this year, while occupancy of the residential building is scheduled in 2018. The project is the city’s largest mixed-use development in 40 years. The site is located one mile south of NJ Transit’s Plainfield station.


432 East 14th Street

12-Story, 155-Unit Mixed-Use Complex Proposed at 432 East 14th Street, East Village

Benenson Capital Partners and Mack Real Estate Group have proposed a 12-story, 155-rental-unit mixed-use complex at the site of the former Peter Stuyvesant Post Office, at 432 East 14th Street in the East Village. The developers have applied for a variance with the Board of Standards and Appeals in attempt to build four stories higher than zoning allows, DNAinfo reported. The latest permits with the Buildings Department reflect the proposal. If the variance is granted, 9,131 square feet of retail space would be located on the ground and cellar levels. The residential units should average 743 square feet apiece, with 31 of them to rent at below-market rates. Amenities include bike storage space, private residential storage, a fitness center, laundry facilities, and multiple other “recreational rooms.” If the variance isn’t granted, YIMBY assumes the developer will move forward with previously filed plans, which call for an eight-story, 114-unit complex. SLCE Architects is the architect of record. Earlier this year, the first rendering was revealed of the eight-story project.


24-12 42nd Road

Eight-Story, 36-Unit Mixed-Use Project Rises to Sixth Floor at 24-12 42nd Road, Long Island City

Ampiera Group’s eight-story, 36-unit mixed-use project under construction at 24-12 42nd Road is now six stories above street level, as seen in photos taken last Friday by JC_Heights and posted to the YIMBY Forums. The structure will eventually encompass 49,050 square feet. It will include 4,328 square feet of ground-floor retail space and will host condominium units averaging 817 square feet apiece. Amenities will include private residential storage units, bicycle storage space, outdoor space on the second floor, and a rooftop terrace. John K. Yung’s Flushing-based MY Architect is behind the design. In April, the structure was having its ground floor poured and had risen five stories in height. The structure can be expected to top out later this summer, with occupancy probably coming for sometime in late 2016 or early 2017.


2114 Fulton Street

Four-Story, Eight-Unit Residential Building Filed at 2114 Fulton Street, Ocean Hill

Brooklyn-based Diamond Homes NYC has filed applications for a four-story, eight-unit residential building at 2114 Fulton Street, in Ocean Hill. The structure will measure 6,627 square feet and its residential units should average 828 square feet apiece, indicative of rental apartments. Each floor will host two units each, although one of the fourth-floor units will feature space in an upper mezzanine level. Amenities include storage space and laundry facilities. Briarwood-based Gerald J. Caliendo is the architect of record. The 19-foot-wide, 1,995-square-foot lot is currently vacant as the city’s Department of Housing Preservation and Development demolished the site’s two-story predecessor back in 2013. The new building will be located less than a block from the Rockaway Avenue stop on the A/C trains.
