In general, new construction reflects local real estate demand and community needs. But given New York’s position as a global economic hub, it is not surprising that one of the city’s largest engineering efforts is a direct response to a megaproject 2,200 miles away. The suspended roadbed of the 84-year-old Bayonne Bridge, which spans the Kill Van Kull strait between Staten Island and Bayonne, N.J., is too low for passage of the latest, giant container ships built to traverse the expanded Panama Canal locks. If the Port of New York and New Jersey fails to accommodate such vessels, the nation’s largest metro area would suffer considerable economic damage. To keep up with the canal’s expansion, slated to open later this year, the Port Authority is raising the bridge roadbed from 151 to 215 feet above the mean water level. The Navigational Clearance Project is expected to cost $1.3 billion.
Shlomo Sinay, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, 10-unit residential building at 691 Chauncey Street, in eastern Bushwick, located two blocks from the Chauncey Street stop on the J/Z trains. The structure will measure 9,412 square feet, and its residential units should average 740 square feet apiece, indicative of rental apartments. There will be two or three apartments per floor, except two of the fourth-floor units will be relatively larger because they will feature space on an upper mezzanine level. The building will be topped by a roof terrace. Hudson Valley-based Kenneth Thomas is the applicant of record. Demolition permits were filed in January for the site’s two-story townhouse.
In February, foundation work was underway for the six-story, 24-unit residential building at 11-30 45th Road, in the Hunters Point section of Long Island City. Now, construction is up to the third floor of the project, according to The Court Square Blog. The structure will measure 31,729 square feet, with residential units averaging 931 square feet apiece. The apartments could either be large rentals or good-sized condominiums. Amenities include a 14-car parking garage on the ground floor and a rooftop recreational enclosure featuring outdoor space. Century Development Group is the developer, while Flushing-based Raymond Chan Architect is behind the design. Completion is expected in mid-2017.
Rye Brook, N.Y.-based Brantwood Capital has filed applications for an eight-story, eight-unit mixed-use building at 500 West 22nd Street (a.k.a. 197 Tenth Avenue), in West Chelsea. The structure will encompass 33,662 square feet and will feature 1,959 square feet of retail space on the ground and cellar levels. We can’t calculate the size of the residential units, which will likely be condominiums, but there will be a full-floor unit on the second floor, two on the third floor, followed by full-floor units on the fourth through sixth floors, topped by two duplex units across the seventh and eighth floors. The top apartments will also feature rooftop terraces. Norman Cox’s Brooklyn-based Union Street Studio is the architect of record. Demolition permits were filed earlier this month for a four-story building (previously two tenement buildings).
In February of 2015, the property owners of the development site at 22-43 Jackson Avenue (a.k.a. 45-60 23rd Street), located in the Court Square section of Long Island City, placed the property on the market, asking $29 million. Now, Circle F Capital is in contract to acquire the site for nearly $25 million, according to The Real Deal. The developer is planning a 10- or 11-story mixed-use building, with condominium units and 25,000 square feet of retail space. The plot, which is currently occupied by a single-story office building, can accommodate up to 76,000 square feet of development potential. Demolition permits have not been filed for the existing building, nor have new building applications for the new one.
