Simone Development Companies announced a new medical lease by SightMD at One Executive Boulevard in Yonkers. Originally built in 1982, the four-story, 133,768-square-foot office building was acquired by Simone in December 2023 and is currently undergoing renovations to attract medical tenants, of which SightMD is the first.
The affordable housing lottery has launched for Q-188, a full-block, seven-story building at 188-11 Hillside Avenue in Jamaica, Queens. Designed by EDI International and developed by Piermont Properties, the structure yields 93 residences. Available on NYC Housing Connect are 15 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $78,858 to $165,230.
Permits have been filed for a five-story mixed-use building at 32-53 101st Street in East Elmhurst, Queens. Located between 32nd Avenue and Northern Boulevard, the lot is closest to the Junction Boulevard subway station, serviced by the 7 train. Khosrow Soleimanzadeh is listed as the owner behind the applications.
Construction is finishing up on 111 Charles Street, a seven-story residential building in Manhattan’s West Village. Designed by Morris Adjmi Architects who received LPC approval for the facade design and built by BKSK Architects who also did the interiors, the 63-foot-tall structure spans 48,535 square feet and yields 19 rental units, as well as 6,000 square feet of retail space on the ground floor and cellar levels. Titanium Construction Services was the general contractor, and Belden Tri-State Building Materials was the brick supplier for the project, which is alternately addressed as 540 Hudson Street and located at the corner of Hudson and Charles Streets.
LISC NY and MURAL Real Estate Partners have finalized a $24.7 million construction loan for two projects on Hillside Avenue between 161st Street and 162nd Street in Jamaica, Queens. The funding, which is the largest in LISC NY’s history, will help to construct more than 230 affordable housing units and approximately 20,000 square feet of retail space in Jamaica.
