Fortis Plans 17-Story and 15-Story Buildings on Long Island College Hospital Campus

After years of controversial approvals and political wrangling, Fortis Property Group announced last month that they would forego a rezoning for the Long Island College Hospital campus in Cobble Hill and build a development where they don’t have to include affordable housing. Now the firm has filed plans for a 17-story, mixed-use building at 350 Hicks Street, on the western edge of the former state-owned hospital complex.

Foundation Work Underway on Eight-Story, 73-Unit Apartment-Hotel at 138 Bowery, Little Italy

Foundation work is well underway on the eight-story, 73-unit apartment-hotel under development at 138 Bowery, in Little Italy. Work can be seen in images from an update by Bowery Boogie. The 53,088-square-foot project will rise 85 feet in height, per the latest building permits. Retail space will occupy parts of the ground floor and an upper mezzanine level, followed by a 46 hotel rooms on the second through fifth floors. The top three floors will contain 27 residential units, averaging 513 square feet apiece. Emmut Properties is the developer and Middle Village-based Allen Shinfeld is currently listed as the applicant of record. Completion is expected in late 2017.

Demolition Ongoing for Six-Story, 27-Unit Mixed-Use Project Planned at 500 Palisades Avenue, Jersey City

Hoboken-based Urban Square Properties is moving forward with demolition work to make way for a six-story, 27-unit mixed-use building at 500 Palisades Avenue, located on the corner of Bowers Street in The Heights section of Jersey City. The project will include 2,834 square feet of ground-floor commercial space, as well as a gallery.  There will also be a 14-car parking garage, Jersey Digs reported. Lee Levine Architects is behind the design. The project was approved in May by the city’s Zoning Board. Urban Square then purchased the property, previously owned by CLG Properties, for roughly $1.9 million during the summer. A targeted completion date has not been revealed.

Six-Story, 44,400-Square-Foot Self-Storage Facility Filed at 428 East 92nd Street, Upper East Side

Reston, Virginia-based SJM Partners has filed applications for a six-story, 44,432-square-foot self-storage facility at 428 East 92nd Street, in the Yorkville section of the Upper East Side. The new building will contain 35,790 square feet of commercial space, with storage units across the cellar through sixth floors. Offices will be located on the ground floor, where there will also be a two-car garage and a loading dock. Virginia-based Butz Wilbern LTD is the applicant of record. The 75-foot-wide, 7,532-square-foot lot is occupied by a two-story parking garage. Demolition permits have not been filed.

Four Three-Story, Two-Family Townhouses Planned at 69 Elvin Street, Castleton Corners, Staten Island

A Staten Island-based property owner has filed applications for four three-story, two-family townhouses at 61-73 Elvin Street, in Castleton Corners, on Staten Island’s North Shore. The buildings will measure 2,878 square feet each. Across all four, the residential units should average 1,231 square feet apiece. In each structure, one unit will spread across the basement and first levels, while the second unit will take up the second and upper mezzanine levels. Anthony Scaglione’s Staten Island-based architecture firm is the architect of record. The 17,177-square-foot plot, at the corner of Gannon Avenue North, is vacant.
