30-Story, 83-Unit Mixed-Use Condo Tower Rises to Fourth Floor at 200 East 95th Street, Upper East Side

YIMBY last brought you an update on the 30-story, 83-unit mixed-use building under development at 200 East 95th Street, at the corner of Third Avenue on the Upper East Side, when rebar was rising from the foundation in March. Now, the structure is four stories above street level and quickly rising, as seen in a photo by Tectonic via the YIMBY Forums. The 317,664-square-foot tower, dubbed The Kent, will eventually stand 367 feet above street level. It will feature 13,225 square feet of retail space on the ground and cellar levels. The apartments, which will be condominiums ranging from two- to five-bedrooms, should average roughly 3,000 square feet apiece. A list of residential amenities can be found in our last report. Extell Development is the developer, while Beyer Blinder Belle is behind the design. Completion is expected sometime in 2017.

Developer Seeks to Build Two Three-Story, Single-Family Townhouses at 96 Degraw Street, Columbia Street Waterfront District

Brooklyn-based development and design firm Barrett Design is seeking to obtain approval from the Department of Buildings to build two three-story, single-family townhouses at 96-98 Degraw Street, in the Columbia Street Waterfront District, located 12 blocks from the Bergen Street stop on the F and G trains. Each will measure 3,100 square feet and will contain a two-car parking garage on the ground floor. Both will also sport rooftop terraces. The townhouses will rise on a vacant 35-foot-wide, 3,500-square-foot lot currently being used as a parking lot. The property is currently located within a manufacturing district, which may be the reason the new buildings applications haven’t been approved.

Three Three-Story, Two-Unit Mixed-Use Buildings Coming to 19-23 Foster Road, Prince’s Bay, Staten Island

John Stringile, doing business as an anonymous Staten Island-based LLC, has filed applications for three three-story, two-unit mixed-use buildings at 19-23 Foster Road, in Prince’s Bay, located on Staten Island’s South Shore. Each will measure between 2,874 square feet and 2,950 square feet. Two of them will contain 639- to 649-square-foot ground-floor commercial components, while the third will feature a 619-square-foot educational facility. Two apartments will fill the two upper floors in each building. Across the entire project, the apartments should average 1,046 square feet apiece. There will also be an 18-car parking lot, hopefully behind the buildings. Staten Island-based Stanley M. Krebushevski is the architect of record. The 10,476-square-foot plot, on the corner of Wheeling Avenue, is vacant. The neighborhood’s Staten Island Railway station is located three blocks to the south.

Foundation Work Complete for 29-Story, 399-Key Courtyard Marriott Hotel at 461 West 34th Street, Hudson Yards District

YIMBY first brought you news in April of 2014 of the planned 29-story, 399-key hotel at 461 West 34th Street, located on the corner of Tenth Avenue in the Hudson Yards District. Later that month, we revealed an initial rendering of the project, and then brought you updated images of it by the end of 2014. Now, the foundation is complete, as seen in a photo by ILNY via the YIMBY Forums. The new hotel, which will be a Courtyard by Marriott, will encompass 218,640 square feet. Guest amenities will include a fitness center, storage for 18 bikes, a lounge, meeting rooms, and a restaurant in the cellar. The hotel rooms will be located on the second through 29th floors, and retail space will be hosted on the ground floor. Marx Development Group is the developer and DSM Design Group is the architect of record. The developer secured $65 million in financing for the project late last year. Completion is expected in 2017.
