Now, YIMBY has spotted plans for another hotel in the midst of a residential area, but this one is headed for the border between Ocean Hill and Brownsville in eastern Brooklyn. Developer Nehalkumar Gandhi has filed building applications for a six-story hotel at 1668 Eastern Parkway, at the corner of Prospect Place.

16-Story, 522-Unit Mixed-Use Building Rises to 11th Floor at 325 Kent Avenue, Williamsburg

The 16-story, 522-unit mixed-use building under construction at 325 Kent Avenue, a block in from the East River in Williamsburg, is now 11 stories in height. Progress on the building – which was only in the foundation stages earlier this year – can be seen thanks to photos taken by Tectonic. The latest building permits indicate the structure will eventually encompass 401,246 square feet. It will feature 9,378 square feet of retail space on the ground and second floors, followed by residential units on the second through 15th floors. Twenty percent of the rental apartments, or 105, will rent at below-market rates through the housing lottery. Amenities include a five-level parking garage (two underground and three above-grade), storage space for 266 bikes, and “recreation space” on the fourth and 16th floors. The building represents the first phase of the five-building, mixed-use Domino Sugar Refinery mega-development. Two Trees Management Company is the developer, SHoP Architects is the design architect, and Ismael Leyva Architects is serving as the architect of record. Completion of the first building is scheduled for 2017.

Reveal for Seven-Story, Six-Unit Mixed-Use Building Planned at 34 East 13th Street, Greenwich Village

The first rendering has been revealed of the seven-story, six-unit mixed-use project planned at 34 East 13th Street, located on the corner of University Place in Greenwich Village. A rendering posted to the construction site was spotted by EV Grieve. The latest building permits indicate the project will encompass 22,995 square feet. It will include 2,135 square feet of ground-floor retail space, followed by six full-floor residential units on the second through seventh floors. The apartments, which will be condominiums, should average a spacious 2,881 square feet apiece. There will be private residential storage in the cellar, and the top-floor unit will have a private roof terrace. Ranger Properties is the developer, and Morris Adjmi’s Financial District-based Morris Adjmi Architects is designing. YIMBY reported on the project when permits were filed in June of 2015, and since then, the site’s former four-story occupant has been demolished. Completion is expected in 2017.

Reveal for Five-Story, 18-Unit Residential Conversion at 520 West 45th Street, Hell’s Kitchen

Renderings have been revealed for the 18-unit residential conversion of the former five-story elementary school at 520 West 45th Street, in Hell’s Kitchen. Future views of the exterior and interiors can be seen in a New York Times report. The existing structure will remain the same size and will boast 28,720 square feet of residential space after the conversion, which means the apartments should average 1,595 square feet apiece. They will come in two- and three-bedrooms. Dubbed Inkwell, amenities are set to include a fitness center, laundry facilities, a bike storage room, and an outdoor recreational area on the ground floor. Gotham Organization is the developer and SLCE Architects is serving as the architect of record. AvroKO is designing the interiors. Occupancy can be expected in the fall.
