Urban View Realty has filed applications for a four-story, six-unit residential building at 198 1/2 Kent Street, in Greenpoint, just around the corner to the G train’s Greenpoint Avenue stop. The building will measure 5,000 square feet, which works out to an average unit of 833 square feet. The fourth-floor unit also comes with a 5th floor penthouse. Woody Chen’s Infocus Design & Planning is the applicant of record, and an existing two-story home must first be demolished.

Two-Story, Six-Unit Residential Building Planned At 84 Oak Street, Greenpoint

An anonymous LLC has filed applications for a two-story, six-unit residential building at 84 Oak Street, in Greenpoint, four blocks from the G train’s Greenpoint Avenue stop. The building will measure a total 10,000 square feet, although the configuration will be somewhat unique. Two units will be housed in a basement level, with a cellar located underneath, the first floor will have another two units, and two more units will span a mezzanine and floor number two. New Jersey-based Schneider Associates is the applicant of record, and permits have been filed to remove the site’s two-story structure.


21-16 44th Drive

Eight-Story Residential & Hotel Building Filed At 21-16 44th Drive, Long Island City

Early last year, crews demolished the single-story warehouse building at 21-16 44th Drive, in Long Island City, and then posted a mysterious rendering, but later removed it. It appears the site has changed hands now that The Court Square Blog spotted pre-filings for an eight-story mixed-use building by the developer Amsterdam Hospitality. Retail space will be located in the cellar and ground floors, and a 70-key hotel will span the building’s four lower stories. Above, there will be 29 apartments topped by a roof deck.


2335 Bath Avenue

Three-Story, 12-Unit Residential Project Filed At 2335 Bath Avenue, Bath Beach

Sammy Aranbayev, operating under an anonymous LLC, has filed applications for a three-story, 12-unit residential building at 2325-2335 Bath Avenue, in Bath Beach, six blocks from the D train’s Bay Parkway stop. The building will measure 13,170 square feet, which means units will average nearly 1,100 square feet. New Jersey-based Schneider Associates is the applicant of record, and the existing auto-body repair shop was filed for demolition in July.
