NYU Langone Medical Center Closes Deal At Essex Crossing Location, Lower East Side

Now that construction is getting underway on two buildings within the Essex Crossing mega-development on the Lower East Side, Site 6, located at 175 Delancey Street, will probably be the next to get started. Planned is a 14-story, 100-unit mixed-use building that will measure 177,950 square feet. New York University’s Langone Medical Center announced last summer it would be taking space in the new building, and The Lo-Down now reports a 15-year lease deal has been finalized for 55,000 square feet across three floors. The four-story podium will also contain 6,000 square feet of retail space. In addition, a 13,000 square-foot senior center will take up the fourth floor and will include a coffee shop called Think Grand Cafe. There will be 24,000 square feet of space for an education facility, although a tenant has not been selected. The base will be topped by a 4,000 square-foot outdoor garden and a 100-unit apartment tower. The residential units above will be rented exclusively to seniors.

Final Renderings for 220 Central Park South Show Slight Design Changes

Back in May of 2015, YIMBY posted renderings from SLCE Architects featuring the Robert A.M. Stern Architects-designed 220 Central Park South. Since then, construction on the building has made major headway, with the structure now reaching past its tenth floor, and now we can post the building’s final look, thanks to an ad placed by developer Vornado in REBNY’s new booklet.

Previewing the Views from 172 Madison Avenue, Midtown East

We last checked on the condominium development at 172 Madison Avenue, at the northwest corner of East 33^rd Street in Midtown East, only two weeks ago. Since then, the building has grown in height – from 28 stories to 29 – and more glass has been installed. And now we have a sneak peek at the views from the soon-to-be 33-story building.

New York City’s First Passive House Rental Tops Out At 542 West 153rd Street in Harlem

Passive house construction is expensive, but condos built according to the energy-saving standard are becoming more common throughout New York City. Rentals, however, are still few and far between. Up in the Hamilton Heights section of Harlem, Synapse Development is working on the city’s first market-rate rental building designed to meet passive house requirements.

The development boom in Long Island City has gotten so hot that even small, relatively undesirable sites near Court Square are sprouting apartment buildings. Yesterday we spotted applications for a seven-story, mixed-use development at 21-59 44th Drive, on the corner of 23rd Street.

Reveal For 35-Story, 85-Unit Mixed-Use Tower Planned At 77 Greenwich Street, Financial District

Earlier this week, the city’s School Construction Authority disclosed a deal with Trinity Place Holdings to include a 476-seat elementary school within the base of a planned mixed-use development at 32-42 Trinity Place, in the Financial District. Yesterday, the New York Post revealed renderings of the 35-story tower, which will be known as 77 Greenwich Street. The 285,000 square-foot building will rise 500 feet above street level, and in addition to the school, will include roughly 85 condominium units and 7,000 square feet of retail space. The school will span the first nine stories in the structure, so units will begin 150 feet above the street, offering expansive waterfront views. Only the vacant six-story commercial building at 32-42 Trinity Place is expected to be demolished. Some of the air rights at 85 Greenwich are being used along with rights from the developer-owned, four-story Dickey House, an individual landmark at 67 Greenwich. FXFOWLE Architects is designing and completion is set for 2019.

Request For Proposals Issued For Penn Station Expansion & Renovation

Earlier this month, news broke that Gov. Andrew Cuomo was moving forward with plans to upgrade Pennsylvania Station, between West 31st and 33rd streets on Eighth Avenue in Midtown, and now the state has issued a Request For Proposals (RFR) for the project, dubbed the Empire Station Complex. According to Curbed NY, the document highlights plans to build a main entrance on Eight Avenue, which would entail demolishing the Theater at MSG. In addition, it would connect the station to the proposed new tracks of the Gateway Project, which includes new tunnels under the Hudson River and Amtrak’s expansion into Moynihan Train Hall (the Farley Post Office) and the connecting concourse, along with other upgrades. The renderings were created by Skidmore, Owings & Merrill, although the selected team could go ahead with a different firm. Proposals are due by April 22.

23-Story, 72-Unit Mixed-Use Condo Building Now Planned At 1399 Park Avenue, East Harlem

In March of 2015, YIMBY reported on filings for a 23-story, 108-unit mixed-use tower at 1399 Park Avenue, between East 103rd and 104th street in East Harlem. Initially, Heritage Real Estate Partners planned a rental building, but the project will now have 72 condominiums, according to The Real Deal. Since there will be 93,850 square feet of residential space, units will average 1,303 square feet apiece. The 134,000 square-foot development will also have 20,198 square feet of non-profit community facility space on the ground through fourth floors. Goldstein, Hill & West Architects is the architect of record. The site’s two former dilapidated townhouses have since been demolished.

Ten Four-Story, Three-Unit Residential Buildings Coming To 85-20 57th Avenue, Elmhurst

Elmhurst-based Song Lin has filed applications for ten four-story, three-unit residential buildings at 85-08 – 85-20 57th Avenue and 84-71 – 84-77 57th Road, in Elmhurst, five blocks from the Woodhaven Boulevard stop on the M and R trains. The buildings, which will vary in size, will be built on a block-thru lot at the current site of the New York Bethzatha Church. Six of them will have 3,995 square feet of residential space each, which means their units will average 1,332 square feet apiece. Two other buildings will measure 3,979 square feet, one will have 4,698 square feet and the final building will total 6,237 square feet. The units in the largest building would average 2,079 square feet, so condominiums are more than likely in the works. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. Demolition permits were filed to remove the church in November.

Six-Story, 20-Unit Residential Building Planned At 3 West 128th Street, Harlem

Since April of 2015, Brooklyn-based Blue Stone Capital has been filing applications for a six-story, 20-unit residential building at 3 West 128th Street, in Harlem. The project will encompass 15,896 square feet, and 13,163 square feet will be used as residential space. Units will begin on the ground floor and will average 658 square feet apiece, indicative of rentals. The structure will be topped by a 433.5 square-foot rooftop recreational space. Boaz Golani’s Bronx-based BMG Design Build is the architect of record. The 35-foot-wide vacant lot traded hands for $2 million this past October.
