Construction Update: 5-33 48th Avenue, Long Island City

While most ongoing projects in booming Long Island City involve ground-up construction, 5-33 48th Avenue, two blocks east of the East River, is a conversion of the type more commonly seen in the borough across that river. The renovation and expansion of a four-story manufacturing building into a seven-story residential property is well underway. The project will feature 36 units, as well as retail at the ground floor. Joseph A Sultana of JLS Designs Architecture is indicated as the general contractor on the project’s work permit.

11-Story, 49-Unit Mixed-Use Building Tops Out At 285 West 110th Street, Harlem

In December, the 12-story, 48-unit mixed-use building under construction at 285 West 110th Street (a.k.a. 2040 Frederick Douglass Boulevard), in Harlem, was nine stories in height. Today, the structure is topped out, Harlem+Bespoke reports. The building will boast a variety of unit configurations and 10 of the condos will be sold at below market rates. Retail and community facility space will also be located on the cellar, ground, and second floors. Artimus Construction is the developer the building, which is dubbed Circa Central Park, and FXFOWLE Architects is designing it. Completion is slated for 2017.

Full Reveal For 12-Story, 23-Unit Condo Building Planned At 30 Warren Street, TriBeCa

Last fall, YIMBY brought you the first partial renderings of Cape Advisor’s planned 12-story, 23-unit condominium building at 30 Warren Street, in TriBeCa, and this past Christmas, the New York Times revealed a complete rendering. Being designed by Post-Office Architetes, the project will have units ranging from one- to three-bedrooms, measuring roughly 1,000 to 2,700 square feet, respectively. Eight of the condos will feature private outdoor space. Additionally, retail space will measure 5,578 square feet on the ground floor, and completion is expected in the summer of 2017. An existing five-story, block-long building will have to be demolished.

Reveal For Seven-Story Hotel and Retail Project At 71 White Street, East Williamsburg

Last spring, All Year Management filed applications for a seven-story, mixed-use commercial hub at 71 White Street, in East Williamsburg. The 79,365 square-foot project would feature a 112-key hotel, an amphitheater, retail space, and restaurants, according to Arch Daily, who also has renderings. The graffitied façade on the existing single-story warehouse will be preserved, and retail space will span the ground and second floors. In the back of the building, an open-air, second-story level will feature additional access to businesses as well as the amphitheater. The hotel will occupy the upper five floors, and will include a variety of suites and a rooftop bar. ODA Architecture is behind the design.

19-Story, 300-Key CitizenM Hotel Rises At 185 Bowery, Lower East Side

Early last year, an on-site rendering was posted of Rinaldi Group’s planned 19-story, 300-key CitizenM hotel at 185 Bowery, located near the corner of Delancey Street on the Lower East Side. Today, the construction is moving forward following a period of no activity, according to Bowery Boogie. Rebar can be seen poking up above the construction fence and crews are likely pouring concrete for the ground and below-grade levels. Once complete, the 99,433 square-foot building will feature hotel rooms averaging roughly 250 square feet apiece, a ground-floor café, and a rooftop terrace/bar. A 3,383 square-foot public plaza will front Bowery, and Stephen B. Jacobs Group is the architect of record. Completion is expected in late 2016.
