Renderings Revealed For 12-Story Mixed-Use Proposal At 107-18 70th Road, Forest Hills

News broke earlier this month that a developer is looking to build a 12-story mixed-use building at 107-18 70th Road, in Forest Hills, and renderings of the project have since surfaced. According to DNAinfo, the new building is being designed by Morali Architects. As previously reported, the 120-foot-tall structure would require a variance from the city as zoning currently only allows for new developments of up to 80 feet. The developer, who remains anonymous, is planning to transfer air rights to the site, which is currently occupied by a strip of single-story restaurants, known as “Restaurant Row.” The project would have ground-floor retail space with new restaurants and residential units on the upper floors. A tentative completion date is being pegged at 2019.

Developers Land Financing, Tenant For Lighthouse Point’s First Phase In St. George, Staten Island

In the summer of 2015, YIMBY brought you new renderings of the Lighthouse Point mixed-use development, in St. George, located immeadiately south of the St. George Terminal on Staten Island. Construction kicked off on the project’s first phase later that year – a 12-story, 116-unit mixed-use building that fronts Bay Street. Its developers – Triangle Equities and Lubert-Adler – have now secured a total $81.7 million in financing from multiple sources. In addition, Commercial Observer reports Regus signed a lease to take 30,000 square feet of the mixed-use building’s 65,000 square feet of commercial space. The remaining 35,000 square feet could be leased as office or retail space, and construction on the first phase is expected to wrap up in 2017. The rest of the project includes repurposing four historic structures and other artifacts, and building a 12-story, 175-key hotel with 15,000 square feet of event space and an additional 23,000 square feet of multi-use commercial space. Julio Salinas, doing business as an anonymous Brooklyn-based LLC, has filed applications for a three-story, three-unit residential building at 656 Warwick Street, in central East New York, located a stone’s throw away from the New Lots Avenue stop on the 3 train. The new structure will measure 3,278 square feet in total and the full-floor units will average a family-sized 1,093 square feet apiece. The ground-floor unit will feature an indoor garage and recreational space in the cellar. Michael Sbeglia’s Brooklyn-based Design Concept Architects is the architect of record. The 20-foot-wide lot is currently being used as a parking lot.

Four-Story, Seven-Unit Residential Building Filed At 894 Willoughby Avenue, Bushwick

Brooklyn-based Infinity Properties, headed by Isaac Dana, has filed applications for a four-story, seven-unit residential building at 894 Willoughby Avenue, in western Bushwick, located four blocks from the Myrtle Avenue stop on the J, M, and Z trains. The new structure will measure 5,027 square feet in total and its residential units will average a rental-sized 691 square feet apiece. There will be two units per floor except for the fourth floor, which will have only one. Olabanji Awosika’s Jamaica-based Banji Awosika Architect is the architect of record. Demolition permits were filed this back January to remove the site’s existing two-story, 22-foot-wide townhouse.

Seven-Story, 37-Unit Residential Building Rises At 50 Clinton Street, Lower East Side

In December of 2015, foundation work was underway at the planned seven-story, 37-unit residential building at 50 Clinton Street, on the Lower East Side. Now, Bowery Boogie reports the structure is two stories above street level. Once complete, the project will encompass 43,002 square feet and will have 1,836 square feet of ground-floor retail space. The residential units, which are condominiums, will average 1,023 square feet apiece and Paris Forino is designing the interiors. Only six units remain up for grabs. Amenities will include, but are not limited to, a 24-hour doorman, bike storage, residential storage, a fitness center, and a rooftop recreation space. Issac & Stern Architects is behind the project design and DHA Capital is the developer. Completion is expected by the end of this year.
