Staten Island rarely sees major new developments, and when it does, they normally appear on the island’s northeastern shorefront, in and around the St. George ferry terminal. But now, in the borough’s Bloomfield neighborhood on the far western side of the island, new job applications have been filed for an office building that will span just shy of 325,000 square feet, with a design by CetraRuddy Architects.

Excavation Making Headway for “Solar Carve” Building at 40 Tenth Avenue, Meatpacking District

YIMBY last reported on 40 Tenth Avenue when new building applications were filed for the site, in November of 2015. Now, with demolition of an old three-story warehouse complete, construction on the office project is finally getting underway. The progress on excavation has been substantial, and piling and caissons are also beginning to appear. Jeanne Gang Architects is behind the design, and the latest photos come from YIMBY Forum user JC_Heights.

2051 Ryer Avenue

Permits Filed for 2051 Ryer Avenue, Tremont, Bronx

Back in 2015, YIMBY reported that the Stagg Group had filed new building applications for 2051 Ryer Avenue, in the West Bronx. Since then, the site went onto the market asking $1.45 million, and has evidently traded hands to Hercules Argyriou, of Ryer Avenue MM LLC/Mega Contracting Inc., which has filed new applications for a structure that is about 50% larger than the original. The building will rise 12 floors (as opposed to 13 previously), and total 66,615 square feet of residential space, to be divided between 86 apartments. That translates into an average unit of about 770 square feet, indicative of rentals. SLCE Architects is designing, and demolition permits for the site’s former occupant were filed in June of 2015.

Permits Filed for 1000 Union Street, Crown Heights, Brooklyn

The revitalization of Crown Heights continues apace, and now new building applications have been filed for a site spanning 998-1000 Union Street, one block south of the Franklin Avenue stop on the 2, 3, 4, and 5 trains. The development will rise seven floors and total 23,569 square feet, to be split between 20 apartments. With a generous average size of almost 1,200 square feet, that likely portends condominiums. Fariba Makooi of Fariba Makooi Architects PLLC is listed as the site’s architect, although the contact information points to Karl Fischer, and the project is being developed by Gal Nagar of HML Developments. Demolition permits for the existing structure were filed in July.
